Thank you for your comments dated March 2021 on the above -referenced project. The
following are responses to the items in your letter:
Final Site Plan Comments
Planning
1. Addressed.
2. Label has been adjusted to state variable width R/W. An additional R/W dimension has
been added where the sidewalk has been added to the R/W

9. Easements and required improvements:

Engineering
1. The V SMP plan is being reviewed and approved by the City of Charlottesville as all
drainage is going to a wet pond designed with Phase II & III of this development.

13. This sheet has been updated to show the Pavement widening detail.
14. Design speeds have been added to these two profiles.
15. Yard drains are private storm sewer and within private drainage easements, therefore
profiles are not required. Drainage descriptions have been provided to the County as a
courtesy. Also, where private drains cross over public utilities, those crossings have been
provided on the public utility profiles. Further, on Sheet 6, private yard drain designs
have been noted and new notes showing private drainage easements have been provided.
16. Sheet 14—
a. Time of concentration has been adjusted. Please see justification in a form of the
flow path being drawn and described for inlets 240 & 238. Calculations were
updated and this change did not affect the overall design of the storm sewer pipes
themselves, so the profiles for this run did not change.
b. The upper invert of pipe 209 has been raised to increase velocity of this pipe to
above 3.0 fps.
