Dear Mr. McCollum:
We have received your comments dated 2-10-22 for the above referenced project. We
offer the following responses:
1. General Comment: The instrument reference for the ingress egress easement is of the
recorded plat of the property. Is there an associated deed of easement document that
needs to have its language revised along with this ingress egress easement boundary
adjustment plat?
Response: There is not a separate Deed of Easement. The Deed conveying the
property in Deed Book 5649 Page 429 referenced all easements.
2. Comment 14-302(B)(6): Please indicate a TAP reference in the label for
Revised Block C2-1 on Sheet 2.
Response: Sheet 2 has been revised as requested. The Tax Parcel number has
been added.
3. Comment: Boundary Line Adjustment Plans do not need to show existing
physical improvements such as fire hydrants, utility lines, pavement striping, etc.
The only things that need to be shown are property lines, all existing or proposed
easements, and rights -of -way. Currently, there is a lot of additional features shown
on the Plat that don't need to be shown. This makes it difficult to distinguish where
easements are located. Staff suggests removing some of these layers that are visible
on Sheet 2 to make the Plat more legible.
Response: Sheet 2 has been revised as requested. All improvements shown have
been removed from this drawing.
