The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302(A)(10)] Development rights. Provide the number of lots into which revised parcel TMP 80-110 may be further divided by right. Based on the number of properties being combined in this plat, it may be helpful to first note on the plat the number of development rights assigned to each existing parcel and then in a following note state, per the ordinance requirement, the total number of development rights assigned to the revised parcel. The statement should read something similar to: "Revised TMP 80-110 is assigned [number] development rights and may be further divided. When used, these development rights shall be within the December 1980 boundaries." Feel free to reach out to staff if there are follow up questions concerning this comment. 2. [14-302(B)(5)] Zoning. a. On the Cover Sheet, include a note after the zoning note that "Revised TMP 80-110 is subject to SP2006- 00013 and SP2007-00009." b. On the Cover Sheet, note that "Revised TMP 80-110 is subject to the Entrance Corridor Overlay and Flood Hazard Overlay districts". 3. [14-302(A)(3)] Road information. In the label for Keswick Rd on the plat map, include the width of the platted street. 4. [14-302(A)(7)] Departing lot information. According to Albemarle County GIS data: a. The parcel west of TMP 80-112 should be identified TMP 80-5, instead of TMP 80-5A. b. Albemarle County records indicate different owners for parcels TMP 80-117 and TMP 80-109B. Please review and revise accordingly. c. Please identify abutting lots TMP 80-10 and TMP 80-BZ located south of the subject property. In addition, please provide the names of the lot owner(s) and show departing lot line locations. 5. [14-302(A)(2)] Vicinity map. Include state route labels in the vicinity map and identify the continuation of Louisa Rd north of the subject property. [Comment] Reminder that revised plats must include the original date of drawing and the revision dates) of each subsequent version of the plat.
