Re: SUB202100217 Regents School of Charlottesville Special Lot Plat - Review Comments
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302 (A)(4); 14-302 (A)(5)] Please identify the purpose of the 15' access easement on TMP 76-17. Is this part of
the proposed 20' ACSA easement?
2. [14-302 (A)(14); 14-303 (T); 14-426] Please add a note stating that the 0.280 acre portion of TMP 75-66 and the
0.739 acre portion of TMP 76-17 shown hereon and hereby dedicated to Albemarle County for public use as
public right-of-way.
3. [14-302 (13)(1)] Please add a date of last revision.
4. [14-302 (13)(5)] Please update note 5 so that it states that both properties are also located within the Entrance
Corridor overlay District.
5. [14-302 (B)(5)] Please add a note stating that both properties are subject to the conditions of SP201800011.
6. [14-302 (B)(6)] Please update the label for TMP 75-66. It currently states the TMP number as 75-17" which is
incorrect.
7. [14-302 (B)(8)] Please identify the location of all yards required by this chapter and the zoning ordinance, which
may be shown graphically or described in a note on the plat.
8. [14-303 (H); 14-421] Please identify the location and material of all permanent reference monuments.
a. Monuments found or installed prior to plat recordation may be referred to if they are permanent and
undisturbed.
b. If any monument required by this chapter will be installed after recordation of the final plat, the
certification of the professional engineer or land surveyor shall so note.
9. [14-414] Prior to approval of the plat, approvals from ACSA must be received. ACSA review not yet complete, but
comments or approvals will be sent to the applicant upon receipt. ACSA staff contact information provided below.
a. Additional revisions to the plat may be necessary if required by ACSA.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced Tax Map#61-167A & 61-170, plat as submitted by
Roudabush Gale & Assoc., Inc., dated March 30, 2021, and find it to be generally acceptable.
If further information is desired, please contact Willis C. Bedsaul at 434-422-9866.
A VDOT Land Use Permit will be required prior to any work within the right of way. The
owner/developer must contact the Charlottesville Residency land Use Section at (434) 422-9399
for information pertaining to this process.
