General Construction Notes for Site Plans
1.Prior to any construction within any existing public right-of-way, including connection to
any existing road, A permit shall be obtained from the Virginia Department of
Transportation (VDOT). This plan as drawn may not accurately reflect the requirements
of the permit. Where any discrepancies occur the requirements of the permit shall govern.
2. All paving, drainage related materials and Construction methods shall conform to current
specifications and standards of VDOT unless otherwise noted.
3. Erosion and siltation control measures shall be provided in accordance with the approved
erosion control plan and shall be installed prior to any clearing, grading or other
construction.
4. All slopes and disturbed areas are to be fertilized, seeded and mulched. The maximum
allowable slope is 2:1 (horizontal vertical). Where reasonably obtainable, lesser slopes of
four -to -one or better are to be achieved.
5. Paved, rip -rap or stabilization mat lined ditch may be rgquired when in the opinion of the
Albemarle County Director of Engineering, or the Director s designee, it is deemed
necessary in order to stabilize a drainage channel.
6. All traffic control signs shall conform with the 'Virginia Manual for Uniform Traffic
Control Devices .
7. Unless otherwise noted all concrete pipe shall be reinforced concrete pipe Class III.
8. All excavation for undergroundipe installation must comply with OSHA Standards for
the Construction industry (29 CA Part 1926).

Proffer Summary
1 MAXIMUM NUMBER OF DWELLING UNITS:
No more than 135 total dwelling units. No more than 100 units
if exclusively SFD. Residential mix limited to single family
detached (SFD), single family attached (SFA) and townhouse (TH)
units.
2 COMMON AREA OPEN SPACE:
The 25 acres east of Powell Creek to be Common Area Open Space.
3 CASH CONTRIBUTION FOR OFF -SITE IMPROVEMENTS:
Contribute $100,000 toward installation of traffic calming
measures & road improvements along Powell Creek Drive between
Ashwooid Boulevard and Cove Pointe Road or other Capital
Improvement Projects within the Hollymead Community.
4 CONSTRUCTION OF PUBLIC ROAD OVER LAKE HOLLYMEAD DAM:
Build or bond a two-lane 24 foot -wide rural section road to
connect Powell Creek, Drive and Timberwood Parkway. Road to be
designed and built to VDOT standards for a pro'ected traffic
volume of 4000 ADT. The public road shall be wilt or bonded
as part of the first final subdivision plat.
5 CONSTRUCTION OF THE 'Y' CONNECTION AS ALTERNATIVE TO THE ROAD
OVER THE LAKE HOLLEYMEAD DAM
This proffer has no force or effect.
6 DEDICATION OF LAND FOR GREENWAY AND ESTABLISHMENT OF NATURE
TRAILS:
Dedicate a strip of land at least 100 ft. in width along Powell
Creek anytime, but not later than the date the last final plat
is approved by the county.
7 INSTALLATION OF STREET TREES:
Conditional upon the owner s ability, with the help of the
county, to obtain approval from VOID and ACSA to install street
trees in the planting strip along the loop road approximately
50 ft. on center.
8 STREAM BUFFER, BEST MANAGEMENT PRACTICES
Establish a stream buffer at the rear of the property lines for
lots abutting Powell Creek. This buffer may be reduced to 50 ft
as provided in the WPO.
