Dear Mr.Taggart,
Your tentative plan submission has been distributed to the reviewing agencies and the attached comments have been
received. Please review the comments and revise the plan of the proposed development accordingly. Your revisions
should be resubmitted directly to the commenting agency. If not previously submitted the landscaping and lighting
plans should be submitted to both the Planning Department and the Building Code and Zoning Service Department. If
not previously submitted your Erosion Control Plan should be submitted directly to the Engineering Depaitinent
After all approvals have been received the final site plan may be submitted for signing. For final site plan submittal you
will need to submit two mylar copies of the site plan(the original and a copy for County records) along with a$325 fee
and completed application to the Planning Department. Submittals are received each Monday and the plan will be
signed within one week of submittal.

1. Please show 50 foot stationing and label the 100 foot intervals. [Policy]
2. Show and label street name signs and traffic control signs (stop, speed limit). [Policy]
3. Label curbs and edge of pavement radii. [ref. 3]
4. Provide vertical curves for all grade transitions. Please label the following information for each curve:
PVC, PVI, PVT, label sight distances (or K, smaller values may be allow at road ends due to stop
conditions), lengths [ref. 1, 24 VAC 30-90-380 Table 1, ref. 4]
Final Site Plan/Drainage Computations
5. It is unclear which storm sewers are to be constructed with this phase. Please indicate clearly which
systems are proposed with this phase. It appears that storm systems 1, 3, and 4 should be constructed
with the phase 1 loop road. Please eliminate any information for storm sewers that are not to be installed
with this phase.
6. Clarify if curbing is proposed for the two on-street parking areas. If these parking bays are temporary,
please indicate this on the plan. If this is the case, the required amount of parking f9r this phase must be
maintained with any subsequent construction of future phases.
7. Please eliminate the parking and building line work at the bottom of sheets 3, 4, and 5 of 6. This area
is not a part of phase 2.1.
8. All improvements must be built or bonded prior to approval of final plats.
B. Stormwater management plan comments: (David Hirschman, Water Resource Manager)
9. A SWM plan has been approved for the entire Springridge project.
C. Erosion and sediment control plan comments: (Jeff for Max Greene, E&SC Plan Reviewer)
10. An E&SC plan has been approved for the entire development. However, an addendum to that plan
may be needed for phase 2.1 to prevent sediment transport and deposition in the loop roads and storm
sewers. Please contact Max Greene or Kenny Thacker at 296-5861 for more information.

Engineering Department approval of the construction plans will be given when "all comments have been
addressed"for items A-C above. A grading permit will be issued when approvals have been granted
from all applicable departments and agencies, and erosion control bond has been posted, and a pre-
construction conference held with the contractor, owner and county staff.

Using 30 scale on page 4 of 5 of plan units 1- 8 are not within 400 feet of a required fire hydrant. Fire
Hydrants should be added or relocated to insure all proposed units are within 400 feet of a fire hydrant
measured by prepared travel way. (Albemarle County Subdivision Ordinance, Section 14-521)

The Department of Planning and Community Development will not approve the final site plan until all the
following items have been satisfactorily addressed:
1. Please submit a landscape plan in conformance with Section 32.7.9.4 for our review and approval.
On this landscape plan, please note sight easement. Also, all sidewalks must line up to adjoining
sidewalks and may not be reduced to a width of less than 4';
2. Why is a portion of"Future Project 3" shown on Sheets 3 -5? This was not a part of the Preliminary
Site Plan Approval;
3. Provisions for ZMA-99-13 Proffers related to road improvements to Engineering Department's
satisfaction; and
4. All other reviewing agency approvals.

We are in the process of winding up our final review of the construction drawings for the entire
Springridge project(Phases 1 &2.1). We anticipate granting our final approval sometime next week,
provided we get the appropriate sets from TCS Engineering and do the necessary fine tuning. Let us

The Albemarle County Department of Building Code and Zoning Services can approve this preliminary
site plan for zoning compliance.
Final tentative approval from the Department of Building Code and Zoning Services will be subject to the
following conditions: (The following conditions are those that have been identified at this time. Additional
conditions may be added or eliminated based on further review.)
1. [Specific Condition for Area 19] The landscape plan must include the required bench seating to be
provided in at least 4 locations in Area 19.
2. [ZMA 98-13, Proffer#7] The landscape plan must include the proposed tree planting for this phase,
clearly indicating that the trees will be planted 50' apart as required by proffer.
