Included in the site plan package are waterline profile sheets,private street profiles,and revised storm sewer profiles(from project 1.0) In accordance with comments in your Preliminary Plan Approval Comment letter of 21MAY01,please find herein itemized response to your comments. A. E-911 Approval. Bristlecone lane has been renamed to "Leyland Drive" B. Engineering Department 1. Road plans have been approved and construction for Project 1.0 has commenced 2. a. A full project erosion control plan has been submitted and approved with project 1.0 b. A full project Stormwater management plan has been approved with project 1.0 c. A full project Stormwater management plan has been approved with project 1.0 d. Private street design,pavement sheets and drainage revisions, included herein. 3. VDOT requirements will be addressed as needed. C. Building Codes and Zoning 1. Open space chart included on sheet 1 2. Setback of 10 jt. is now properly shown 3. Landscape plan to be prepared and submitted separately by others. 4. (same) D. ACSA 1. Water/sewer Plans currently under review. E. Fire and Rescue 1. Hydrant locations noted on Sheet 2 and coordinated with ACSA 2. ACSA is still examining models of pressure in this area but has indicated that adequate pressure is available with our Project 1.0 infrastructure. I look forward to your review. Box 306 Nellysford, VA 22958 RE: SDP-00-142, Springridge-Project 2.1,Preliminary Site Plan Dear Sir: The Department of Planning and Community Development hereby grants administrative approval to the above-referenced preliminary site plan. The approval of the preliminary site plan is valid for(1) one year in accordance with Zoning Ordinance Section 32.4.3.1. Therefore, the preliminary approval shall expire May 22, 2002. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight(8) tentative plan copies to the Department of Planning and Community Development This letter must be submitted with the tentative plans, as a checklist,to document that you have addressed all requirements or conditions, or the tentative plan will be denied. Final site plan submittals are accepted every other Monday. The next submittal deadline is June 4, 2001. The Erosion and Sediment Control Plan and the BMP Stonnwater Management Plan, with the associated applications and fees, may also be submitted with the eight(8) tentative Plans. Failure to do so will result in a separate application to be filed with the Engineering Department at a later date. After the initial tentative plan submittal, each department/agency will contact you to discuss any remaining conditions_ After all aforementioned department/agencies have granted a tentative approval, you may submit the final mylars (2 sets), one blueprint copy, final site plan application, final site plan fee, and a copy of all written tentative approvals to the Department of Planning and Community Development by 5:00 p.m. on any Monday. Assuming that the final site plan mylars reflect all tentative approvals, signing of the plans will occur within one week. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6). The Planning Department shall not accept submittal of the final site plan for signature until 05/21/01 12:37 FAX 972401 DEPT OF PLANNING Z103 tentative approvals from all other reviewing agencies have been obtained. The final site plan shall not be signed until the following conditions are met: A_ E-911 approval to include: 1 Bristiccone Lane is already reserved for the Willowbend Section of Forest Lakes and CAN NOT be used for this site plan. Please contact our office to determine an acceptable road name prior to submitting a final site plan for approval. A final plan CAN NOT be approved until an acceptable road name has been approved by our office and is depicted on the plan. B. Engineering Department approval to include: 1. Road plans for Tbmberry Circle are still in the review phase. These plans must be approved and the roads bonded prior to approval of the Phase 2.1 final site plan. [18-32.7.2] 2. The following items must be submitted with the final site plan for review by the Engineering Department. a. An erosion control plan,narrative and computations. [18-32.7.4.3, 17- 203] b. A completed application and fee for erosion control and stomiwater management. [17-203, 17-303] c. A stormwater management plan was approved by David Hirschman on March 29,2001. This plan addresses SWM for all currently proposed phases of Springridge. d. Private road plans,pavement design sheets, and drainage computations. [18-32.6.6e, 18-32.7.3, 18-32.7.4,Policy] 3. VDOT approval will also be required for final site plans which affect right-of- way. C. Albemarle County Building Codes and Zoning Services approval to include: 1 [32.5.6(b)]Please note on the plan the acreage and percentage of total area in open space,to date,inclusive of the proposed site plan. 2_ [General Condition 11{f}] It does not appear that the correct setbacks are shown for the areas adjacent to Area 19 specifically concerning Unit 17. 3. [Specific Condition for Area 19] The landscape plan must include the required bench seating to be provided in at least 4 locations in Area 19. 4. [ZMA 98-13,Proffer#7] The landscape plan must include the proposed tree planting for this phase, clearly indicating that the trees will be planted 50'apart as required by proffer. 05/21/01 12:37 FAX 9724012 DEPT OF PLANNING el 04 D. The Service Authority approval will not be granted until the following item is satisfactorily addressed: 1. Approval of final water and sewer construction drawings. These are currently under review. E. Fire/Rescure approval to include: 1. Indicate the location of fire hydrants_All portions of all lot frontages must be within 400 ft.,by way of prepared travelway of a fire hydrant.
