Dear Mr. Keeler:
This is in reference to a letter of December 22, 1983, from your office
concerning the above captioned plat.
The Department has recently reviewed the sight distance to the pro-
posed private street commercial entrance for this site and the sight
distance to the east of the entrance back to Route 637 is now adequate.
The joint entrance serving lots 3 and 4 presently has a sight distance
problem to the north. To obtain the necessary 250' of sight distance in
this direction vegetation will have to be trimmed along a fence line and
a recorded sight easement will need to be shown along lot 4 to insure the
adequate sight distance in this direction. This joint entrance as shown
on the plat indicates that the entrance off Route 682 was solely on lot 3
initially. If this is to be a joint entrance it should be on the property
line with half the entrance on each lot. This is a matter the County
should look into if this is to be a joint entrance serving both lots 3 and
4; otherwise the entrance as shown would only have access of the State
road for lot 3.
