To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned HC, Highway Commercial. The permitted uses of the Property are
provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District described
in Section 30 of the Zoning Ordinance.
• There are no proffered conditions, variances, or special use permits associated with the
Property.
• The development of the Property is subject to multiple site plans. The most recent for
Parcel ID 07800-00-00-004AO is SDP-218 and for Parcel ID 07800-00-00-004PO is
SDP2004-00053. These files are not available via any links. Please follow the
directions below if copies of these plans are needed.
• To the best of my knowledge, the Property is currently in compliance with all applicable
requirements of the Zoning Ordinance, including development standards such as
parking, setbacks, buffers and height limitations. A review of our files found (i) no
violations or alleged violations or regulations applicable to the Property, whether
pending, contemplated, or having already occurred and (ii) no fees due or pending with
respect to any matter before the County Zoning Office; and (iii) no pending application
for rezoning or for a special or conditional use permit or variance of the Property.
Further, no proceeding to challenge the zoning or other governmental approval or use of
the Property is pending or overtly threatened to the best of our knowledge.
All government permits and approvals necessary for the construction, use,
operation and occupancy of the Property have been issued and are in full force
and effect.

Development Department Records Public Access link below. If unable to find the
records, a request may be made through the department's Records Manager, Paul
Bjornsen, at pbiornsen(a)albemarle.org. If the request is not based in Virginia, it will take
longer to fulfill.
