RE: SDP-2022-004 Southern Albemarle Convenience Center - Final Site Plan

The final site plan has been reviewed and comments received. If you have questions about any of these
comments, please feel free to contact me or the individual making the comment. The final site plan will be
approved when the following comments have been addressed:
Albemarle County Engineering Services has these comments: [David James; diamesPalbemarle.org]
1. The VSMP plan will need to be approved prior to FSP approval.
2. Content: Please remove sheets Co.2, C2.0, C5.0, C6.o & C6.3 from the FSP.
3. Determine if there's a size limit for vehicles. Provide turning movements for largest truck size.
4. Show SWM Forest & Open Space easement area.
5. Entrance shall be design & constructed to VDOT standards. [18-4.12.17 b]
6. Provide bumper blocks for the parking spaces. [18-4.12.16 e]
Albemarle County Department of Fire Rescue has these comments: [Howard Lagomarsino;

- Provide a note on the plans as to the location of the nearest water source suitable to support
firefighting operations on the parcel (examples: dry hydrants, ponds, as long as they are accessible
to fire apparatus weighing close to 40 tons when full of water, etc.).

- Please dedicate 15'ft., prescriptive easement along Esmont Road, State Route 715, for public use, to
Albemarle County.
- A VDOT Land Use Permit will be required prior to any work with the right of way. The
owner/developer must contact the Charlottesville Residency land Use Section at (434) 422-9399 for
information pertaining to this process.

1. I have spoken with Doug McAvoy at VDOT and confirmed that the VDOT comments are a request
for dedication and not a requirement.
2. On sheet Co.o correct the water/sewer note under property information. The note should read
"This property is not served by public water or sewer."

3. Provide addition detail on the 50 trees proposed in the tree buffer area (Sheet Li.o). What type of
trees are proposed? The trees can be listed by general type (Screening Tree, Large Street Tree,
Medium Street Tree) and not species. The size and spacing of the proposed trees must be listed.
