This letter is to notify you that your above -referenced petition has been scheduled for public hearings as follows:
This application will be reviewed, and public comment received, at the Albemarle County Planning Commission meeting
on Tuesday, March 15, 2022. This will be an electronic meeting, held pursuant to Ordinance No. 20-A(16), adopted
November 4, 2020.
The staff report and agenda will be posted to www.albemarle.org/government/community-development/advisory-
boards/planning-commission as soon as it is available and approximately one week prior to the meeting date. I will send a
link via email for the virtual meeting no later than one day before the meeting along with instructions. You or your
representative must be present at this meeting.
After the Commission has made a recommendation on the proposal, a public hearing will be scheduled for the Board of
Supervisors. Public hearing items are typically scheduled to begin at 6:00 p.m., but some Board meetings begin as early as
1:00 p.m. I will coordinate and inform you of the meeting date and instructions for the meeting. You or your representative
must be present at this meeting.
Please note that a sign or signs will be posted on the property prior to the commission's public hearing. See detailed
information attached regarding the sign posting.

SIGN POSTING: At least fifteen (15) days preceding the commission's public hearing, the zoning administrator or designee
shall erect on the property, subject to the above -referenced application(s), a sign (or signs) indicating the property is to be
subject to public hearing and referencing how to obtain additional information regarding such hearing. The sign shall be
erected within ten (10) feet of whatever boundary line of such land abuts a public road and shall be so placed as to be
clearly visible from the road. If more than one such road abuts the property, then a sign shall be erected in the same
manner as above for each such abutting road. If no public road abuts thereon, then signs shall be erected in the same
manner as above on at least two boundaries of the property abutting land not owned by the applicant. The filing of the
petition or application shall be deemed to grant consent to the zoning administrator or designee to enter upon the property
and to erect the signs.
Upon a finding by the Board of Supervisors that failure to comply with the posting requirements of this section has denied
the public reasonable notice of the public hearing, the Board may defer action on the petition or application until
reasonable notice by posting is given.
The applicant shall exercise due diligence to protect the sign or signs erected, pursuant to section 33.25/33.38, from
vandalism and theft; maintain the sign or signs in the location or locations in an erect position as placed by the zoning
administrator or designee; and ensure that such sign or signs remain legible. Failure to comply with these responsibilities
may be grounds for the Commission or the Board of Supervisors to defer action on the petition or application until there is
reasonable compliance.
Any sign erected pursuant to section 33.25/33.38 shall remain the property of the Board of Supervisors. It shall be
unlawful for any person, except the applicant performing maintenance required by this section or the zoning administrator
or an authorized agent of either, to remove or tamper with any sign erected pursuant to section 33.25/33.38. All such
signs shall be removed by the zoning administrator or designee within fifteen (15) days following the Board of Supervisor's
final action on the petition or application or the applicant's withdrawal of the petition or application.

PROJECT: ZMA202100015 Glenbrook (Signs#35&36)
MAGISTERIAL DISTRICT: White Hall
TAX MAP/PARCEL: 056A2-01-00-06200
LOCATION: Undeveloped portion of the Glenbrook development located south of Three Notch'D Road, west of the
westernmost edge of Union Mission Ln, north of the future extension of Park Ridge Dr, and approximately 570 feet east of
the eastern terminus of Hill Top St.
PROPOSAL: Request to amend the application plan and proffers concerning residential unit types associated with
ZMA201600005.
PETITION: Proffers previously approved with ZMA201600005 included a voluntary, percentage -based mixture of
residential building types, wherein a minimum of 50% of the proposed lots would be single family detached dwelling units
and a minimum of 10% of the proposed lots would be single family attached or townhouse units. The applicant is
requesting to remove the aforementioned requirement from this 1.89 acre portion of the 37.93 acre rezoning area. No
change to the zoning district or maximum number of units are proposed. The subject property represents the final phase of
the Glenbrook development.
ZONING: R-6 Residential - 6 units/acre
OVERLAY DISTRICT: EC - Entrance Corridor
PROFFERS: Yes
COMPREHENSIVE PLAN: Middle Density Residential - Residential densities in the range of 6-12 units per acre are
recommended. Residential density of up to 18 units per acre could be considered to accommodate additional affordable
housing (beyond any baseline affordability requirements); or to allow for construction of small-scale housing types:
bungalow courts, small and medium multiplexes, accessory dwelling units, live/work units, small single family cottages, and
tiny houses. Secondary uses include religious assembly uses, schools and child care, institutional, and commercial/retail.
