Thank you for your comments dated December 20, 2021 on the above referenced project. Below are our responses to the
remaining comments on the road plans.
Engineering:

Planning (Ben Holt):
1. Street trees in front of Lots 110 and 95 have been shifted away from storm structures. These trees are 5 feet away from
the edge of the adjacent storm inlets and over SO' from the structure manholes.

ACSA (Richard Nelson):
General
1. Water and sewer data sheets have been provided via email to Richard Nelson at the ACSA to accompany this
submittal.
2. Projected Phase II sewer flow is 36,180 GPD. Anticipated construction date of Phase II is February 2021 and is
expected to be completed within two years.
3. Comment acknowledged.
Sheets
1. An additional gate valve has been provided at the intersections of Dupree/Renwick and Litchford/Renwick.
2. MH-19 is needed to serve the future development. The Phase III development area is tight in this area between
Renwick Lane and McComb Street, so we'll need this additional manhole to be able to serve the Phase III area north
of MH-19. The existing manhole going up Dupree Street will serve townhouses/apartments along the Phase I portion
of the alley.
Sheet 6
1. The Lot 140 sewer lateral has been tied into MH-39.
2. Lot 146 sewer lateral has been revised to enter MH-40 with the flow of the sewer main.
3. 6" T.S.&V. has been replaced with a VxV tee and 6" gate valve. A note has been added to the plans requiring a 6"
gate valve to be cut into the existing 6" waterline.
4. An additional manhole has been provided in front of Lot 181 to deflect sanitary sewer away from Lots 177-184.
Sheet 7
1. The storm DI at Sta. 34+50 along Rambling Brook Lane and downstream storm manhole have been shifted 5' to
provide more separation between Lot 99 and the sewer segment between MH-47 and MH-46.
VDOT (Max Greene):
1. Cross drains have been shown on the grading and drainage plan sheets (Sheets 8-10) in accordance with the cross drains
shown on the road profiles.
