The Breezy Hill Preliminary Plat has been reviewed by Engineering. The following comments will need
to be addressed with the final plat (or plans submitted prior to final plat):
1. Per County Code 14-302 B-10, please add the following note to the plan, 'The stream buffer(s)
shown hereon shall be managed in accordance with the Albemarle County Water Protection
Ordinance."
2. Please note that final plat cannot be approved until:
a. WPO VSMP Plan is approved.
b. Roads are built or bonded.
c. FDP Plan is approved for grading and improvements within the 100 -yr flood plain.
d. All applicable easements are shown, labeled, and match approved plans.
e. If development will be phased, please ensure final plat shows phase lines.
3. [Sheets V8-V13] Please label proposed contours.
4. [Sheets V8-V13] Please label proposed right-of-way dimensions.
5. Please note that cul-de-sac radii must meet VDOT and Fire Rescue standards. These cul-de-sacs
appear too small; VDOT and ACFR typically request 48' R cul-de-sac for fire rescue apparatus
access. Cul-de-sac design will be evaluated with the road plan.
6. Proposed grading within the floodplain required to construct cul-de-sac (at end of road C) will be
compared with requirements listed at 18-30.3.11(table) Permittedand prohibited uses and
structures, with the road plan.
7. Per County Code 14-302-A-13 and 14-305, please show the location of proposed drainage and
stormwater management facilities and related improvements.
8. Recommend show rectangular building site, Lot 19, given extremely irregular lot lines.
9. It appears driveway and structures maybe in roadway embankment on lots 42, 61, 69, 6, 79, 80.
VDOT may have certain restrictions on what is allowed. Roadway design will be reviewed with
the road plan by Engineering /VDOT.
10. Per proffers dated 5/7/21 and Breezy Hill rezoning concept plan dated 3/12/21, revised most
recently 8/5/21, please anticipate future roadway grades required to connect Breezy Hill
development with future adjacent subdivision development. One example to consider is the
grading shown on Lots 18 and 19. It appears to yield residential structures with first floor
elevations that would be below eventual future roadway grade.
