Comments in gray font have been addressed. Albemarle County Planning Services (Planner) - Ben Holt, bholt@albemarle.org 1. [14-302(A)(5)] —Public easements. The deed book and page number for the Greenway easement will be needed prior to approval of the plat. 31d Sub: comment addressed. 2. [14-302(A)(5)] —The right of way shown on this plat needs to match the BLA/Easement plat (SUB2021-004) under review. Also, the BLA/Easement plat will need to be approved and the deed book and page number will need to be added to this plat prior to approval. 4" Sub: partially addressed; to be completed upon recordation. 3. [14-317] — Instrument evidencing maintenance of certain improvements. Instruments are needed for the proposed improvements prior to final approval (open space, private drainage, retaining walls etc.) 41" Sub: comment addressed. 4. [SP1990-103] — Condition # 2 of the special use permit that was approved in 1990 requires the crossing to be made prior to development. Zoning staff is reviewing this condition in relation to this submittal to determine if the crossing will need to be built. I will pass on any information from zoning once an interpretation of the condition is made. 41" Sub: acknowledged by applicant. See LOD2021-18. All dwelling units west of blue line will require road construction prior to issue of building permits. 5. [16-3] — Area/bulk regulations. Update Density notes on cover page to include the net density (used for density calculations) for Phase 1 and Phase 2. 4t" Sub: Comment addressed. 6. [16-3] — Area/bulk regulations. Update Density notes to reflect the revised number of units proposed for Phase 2. Make sure lot numbers shown on the plan are updated to reflect current lot numbers. 41h Sub: Comment addressed.
