RE: Ashcroft Clubhouse and Pool Minor Site Plan Amendment
Dear Mr. Beyer,
I have reviewed the above referenced plan. Attached please find a final plan checklist with those
items which must be noted on the plan highlighted. In addition to those comments please
• identify the line running from the clubhouse pool to the paved deck area. This may be a contour
line but it does not appear to be tied to anything. Attached please find the comments of the
Inspections, Zoning and Engineering Departments. The comments of these departments must
also be addressed prior to approval. Any questions you may have regarding comments of a
particular department should be directed to the commenting department directly. If I can be of
any assistance please feel free to contact me.

RE: Ashcroft Clubhouse and Pool Minor Site Plan Amendment
The following comments must be addressed prior to Zoning Department approval of this
plan. Please have the applicant:
1. Revise the plan to show the parcel lines and dwellings on adjacent properties
(Section 5.1.16);
2. Describe the 4 foot fence (Section 5.1.16);and
3. Show the complete parking area as well as defining the spaces on the plan and
the proposed parking schedule (Section 5.1.16).
4. To calculate the parking schedule, we need to know the square footage of the
clubhouse and the uses that will be allowed. Figuring the pool at 2952sf and the
clubhouse at 1300sf, the required parking is 34 spaces.
5. If the tennis courts that were previously shown exist or will be provided, we need
to know their location with regard to the amenities shown on this plan and to the
property lines and number of courts. Each tennis court requires 2 additional
parking spaces.

The following comments are from the Inspections Department and
the Fire/Rescue Division:
1. Indicate the location(s) of the barrier-free parking spaces.
The required number of barrier-free parking spaces cannot be
determined until the total number of spaces in the parking lot
is known. If one such space is required, it must be van-
accessible. If more than one barrier-free space is required,
at least one space must be van-accessible, or all of them must
be universally accessible. A van-accessible space is 8 ' wide,
with an adjoining 8 ' wide access aisle. A universally
accessible space is 11' wide with an adjoining 5 ' wide access
aisle. (1993 Virginia Uniform Statewide Building Code; 1993
BOCA National Building Code, Chapter 11, as amended by the
1993 Va. USBC; ADA Accessibility Guidelines, Section 4 . 1. 2

2 . Indicate the location of the barrier-free route from the
designated parking space(s) to the Clubhouse entrance. (1993
Virginia Uniform Statewide Building Code; 1993 BOCA National
Building Code, Chapter 11, as amended by the 1993 Va. USBC;
ADA Accessibility Guidelines, Section 4 . 1. 2 (1) )
3 . Verify that adequate fireflow is available. The required
fireflow is 1, 300 gpm @ 20 psi. (The fireflow requirement is
being re-addressed due to the change in building size. )

The Ashcroft Clubhouse and Pool Minor Site Plan Amendment has been
reviewed by the Engineering Department. No revisions are required on the
plan and final approval may be granted with the following condition:
1. Engineering Department approval of an Erosion Control Plan.
Per my conversation with Robert Shaw (Erosion Control Officer) E&S Plan
approval may be achieved by either amending their existing E&S Plan or by
submitting a new plan. I will be on vacation this next week. Please
coordinate satisfaction of this condition with Mr. Shaw. You may sign
this plan amendment on my behalf upon satisfaction of the above
condition.

type, and size of proposed ingress/egress to/from the site; together with culvert size; symmetrical
transition of pavement at intersection with existing street;the edge of street surface or face of curb for
full length of proposed street; when proposed streets intersect with or adjoin existing streets or
traveiway together with curb and gutter indicated for a minimum of (100) feet or the length of
connection, whichever is the greater distance.
❑ 5. For all parking and loading areas indicate: size; angle of stalls; width of aisles and specific number
of spaces required and provided and method of computation. Indicate type of surfacing for all paved
or gravel areas.
