Albemarle County Zoning Department 401 McIntire Road Charlottesville, Virginia 22902 Dear Jan: In reference to your comments dated 3/22/95, the pool location I agree, is in non-compliance with section 5.1.16, stating that the pool, apron, filtering and pumping equipment, and any buildings shall be at least 75 feet from the nearest property line and at least 125 feet from any existing dwelling in an adjoining property. I plan to correct this by adding the additional property that is currently between the pool and the Meadow Crossing Road to the existing property that the pool is placed on. Upon completion of the recreation facilities in the overall plan the tennis courts, club house, swimming pool, volley ball court, playground, softball field and all parking will be on one piece of community owned open space. Section 5.1.16 also specifies that there be screening to shield the pool from any residence that abutts the rear or the sideline or street in front with a house across from the pool. I plan on accomplishing this by installing a 4 foot chain link fence all the way around the pool for safety and screening. Additionally, on the front, in other words facing Lego Drive, I will screen the fence with some type of tall growing evergreens. I want the pool to be partially visible from the upper parking area and will therefore limit the height of this screening to 4 to 6 feet. Any houses across the road, due to the contours of the ground, will be unable to view the pool anyway as Lego Drive is placed on the high point of the land in between. Using a figure of one parking space per 125 square feet of club house space or pool surface I arrived at spaces needed as follows: 1. Club house-1400-1800 square feet (still being designed) 1800 - 125= 14.4 spaces 2. Pool-2,330 square feet 1- 125= 18.64 spaces 3. Tennis court- 2 spaces Total 35 spaces These 3 facilities will require 35 spaces as shown. The current plans provide 63 spaces, which leaves 28 spaces extra for any other activities on the ball field or volleyball court.
