Design Focused Engineering March 8, 2022 VDOT Reviewer Charlottesville Residency VA Department of Transportation RE: Response Letter #1 for SUB202100149 HTC Area C Townhomes Road Plan - VDOT Dear Reviewer, Thank you for your review of the Road Plan for HTC Area C Townhomes. This letter contains responses to VDOT comments dated October 21, 2021. Our responses are as follows: 1. Please remove trees within 30 of intersections per B(1)-44 RDM. Trees have been removed within 30' of intersections at public roads. 2. Please remove the parking spaces within the sight triangle on Berkmar Drive. There are no parking spaces within the sight triangle on Berkmar Dr, see updated existing road striping linework. Thus, no spaces will be removed. 3. Landscaping plants and trees adjacent to the sight distance triangle will need to be maintained in area between 2 and 7 feet above ground as a clear zone to preserve sight lines and accommodate pedestrians. The HOA will be responsible for the maintenance of sight lines. Note added to C5, Cll, & C12 where relevant. 4. CG-12 design appears to be from the commercial entrance detail (Heavy Truck Traffic Anticipated) or the method of installation on radius pages of the Road & Bridge Standards. Please utilize Type A (With Buffer) or Type C (Perpendicular) application. CG-12 designs revised, except where existing CG-12 is already installed (Berkmar Dr). 5. Every effort should be made to minimize manhole installations at street intersections and in the normal wheel path of the travel lanes. Noted, this has been achieved considering the numerous constraints. Please note that these are private streets. 6. Stop signs appear to be missing or in the wrong locations. Please review the stop sign locations. Stop sign locations have been corrected. 7. Please show the mail boxes & cluster box units per RDM Appendix B(1). Cluster box units shown (near Road Bl/Berkmar Dr. entrance). 8. VDOT will only maintain the sidewalk adjacent to the roundabout. Please remove the right of way line from the propose sidewalk on the roundabout for Timberwood Blvd. and Conner Drive. Noted, the sidewalk is still there, but this strip is no longer dedicated to public ROW. It will be a portion of this subdivision's HOA-owned & maintained common area. 9. Please verify the right of way for Timberwood Blvd. and Conner Dr. as the line does not appear to match the County GIS records. 912 E. Note that the final plan must show conformance with the VDOT Road Design Manual Appendices B(1) and F, as well as any other applicable standards, regulations or other requirements. Noted, this has been achieved with the latest revision.
