Box 6786 Charlottesville,VA 22906 RE: SDP 02-138 Avemore Final Site Plan(Phasing Letter of Revision#2) Dear Mr.Venturi: This letter is in response to your request to create three new sub-phases within the area identified Sub-Phase A m the above-mentioned project, as described in your letter dated September 20,2004. Due to the simplicity of these changes,this request has been reviewed as a Letter of Revision for the most recently approved site plan for this development[SDP 02-138 Avemore Final Site Plan]. Staff has identified no objectionable outcomes that would result from your request. Therefore,the Department of Community Development hereby grants approval of the proposed revisions as shown on the color-coded plan sheets provided with your letter. Please be aware that this approval is only for the proposed phase lines. For bonding purposes and the issuance of Certificates of Occupancy,all sitework and landscapmg shall be completed m sequence and conformance with buildings in new each Sub-Phase. Any items that haves been left outside of the any color-coded phase lines shall be completed or bonded at the same time as the work within the closest Sub- Phase(e.g.perimeter plantings between the property boundaries and the lines for the nearest Sub-Phase). Furthermore,barriers shall be properly maintained to ensure that all vehicular and pedestrian traffic is safely separated from possible conflicts with any construction traffic and heavy equipment within Sub-Phases A2 and A3. This approval is viewed as the second Letter of Revision to the above-mentioned final site plan,entitled SDP 02-138 Avemore Final Site Plan. Please note that after a total of three(3)Letters of Revision have been allowed, all subsequent changes to the plan are required to be submitted in the form of a new site plan amendment showing as-built improvements as well as all previously approved conditions that are to remain. Please retain a copy of this letter for your site plan records,and contact me if you should have any further questions.
