Box 6786 Charlottesville,VA 22906 RE: SDP 02-138 Avemore Final Site Plan Phasing(Letter of Revision#3) Dear Mr.Venturi: This letter is in response to your request to amend the phasing within the area identified Sub-Phase A,and create new phase lines within Sub-Phases B and C as descnbed in your sketch plan and letter,dated December 17 2004. Due to the simplicity of these changes,this request has been reviewed as a Letter of Revision for the most recently approved site plan for this development[SDP 02-138 Avemore Final Site Plan]. Staff has recognized no unfavorable outcomes that would result from this request. Therefore,the Department of Community Development hereby grants approval of the proposed revisions. For parking and bonding purposes all sitework and landscaping shall be completed and installed in the sequence that is proposed on the revised sketch and your letter. Any items that have been left outside of the phase lines shall be completed or bonded at the same time as the work within the closest Sub-Phase(e.g.perimeter plantings between the property boundaries and the lines for the nearest Sub-Phase). Furthermore,barriers shall be properly maintained to ensure that all vehicular and pedestrian traffic in each phase is safely separated from possible conflicts with any construction traffic and heavy equipment within unfinished phases. This approval is viewed as your third Letter of Revision for the above-mentioned fmal site plan,entitled SDP 02-138 Avemore Final Site Plan. Please note that any subsequent changes to the plan are now required to be submitted m the form of a site plan amendment that also shows all previously approved conditions and as-built improvements that are to remain. Please retain a copy of this letter for your site plan records, and contact me if you should have any further questions.
