This letter is in response to the request for a parking reduction for Caliber Colision:
The proposed project is a renovation of an existing 9,200 SF (+/-) building on a 1.016 acres of
developed land. It is the intent of the owner and all consultants to construct a quality project within
the standards set by the County of Albemarle. Due to the existing site conditions and size of the
property, we can only allow for minimal changes to the site.
Caliber will have 18 employees at this location and will not be on site simultaneously, 7 of which
will be technicians. We have 14 stalls and typically, i technician works on 2 stalls. The site has
provided 30 parking spaces providing enough space for the building use.
The ordinance minimum parking required:
Automobile service station and truck repair shop: one space per each employee plus two
spaces per each service stall. In addition, when accessory activities such as the rental of
automobiles, trucks and trailers of all types exist on the site, there shall be provided
suitable area to accommodate the highest number of rental units expected at any one
time. (Amended 2-5-03)
Based on 14 services bays and 18 employees, 46 parking spaces are required. The site proposes
30 parking spaces, a reduction of 16 spaces or 35%.
The applicant has not provided adequate justification for a parking reduction. No supporting data
based on industry standards, data from other Caliber Colision sites, or ITE parking generation has
been provided. The Caliber Colision site at Avon Street in the County (SDP201800057), which also
has 14 service bays, did not propose a reduction and in fact proposed a 20% increase in the
number of parking spaces (below).
