I went ahead and checked the revised plat for the remaining Planning Division comments. There is one
note that still needs to be added to the plat, see comments #5b and #10. Once that note is added to the
plat, that will take care of all revisions needed to the plat for Planning.
As Frank indicated earlier, he will finish his review once we get confirmation on the bonds. We will send
you any remaining Engineering Division comments then.
ACSA, RWSA< and VDOT have confirmed that they have no further comments, and I included their
letters in the attached PDF.

The only comment I have is that the road bond needs to be posted before the plat can be approved. Alternatively, the
improvements can be completed, but Kent already submitted the bond so I don't think we are going down that path...

I went ahead and checked the revised plat for the remaining Planning Division comments. There is one note that still
needs to be added to the plat, see comments #5b and #10. Once that note is added to the plat, that will take care of all
revisions needed to the plat for Planning.
As Frank indicated earlier, he will finish his review once we get confirmation on the bonds. We will send you any
remaining Engineering Division comments then.
ACSA, RWSA< and VDOT have confirmed that they have no further comments, and I included their letters in the
attached PDF.

Amy,
The way you showed it before was going in the right direction. There should be a drainage easement over the pipes into
the basin, not just SWM easements. The pipes are for drainage and aren't covered in the SWIM deed.
Also, you can eliminate the little drainage easement in the cul-de-sac if you want (L7 and L8). It is so small it isn't needed
honestly.

I am working with Brian Jamison on the plat for Jarmans Gap Development I am having a little trouble
following your comment below. I added the easements to the pipes going to the SWM facility to the plat I
used the DCSM to calculate the width of those easements. Most of the easements are located within the
public right-of-way. There are two small portions outside of the right-of-way that I have highlighted on
the attached PDF (one on Lots 3 and 4 and the second on Lot 5 outside of the SWM easement). I can easily
add these to the subdivision plat but I want to make sure that you didn't have something else in mind that
you wanted to show.
Are the highlighted portion of the easement what you want to see on the plat?

Hi Frank,
I am working with Brian Jamison on the plat for Jarmans Gap Development I am having a little trouble
following your comment below. I added the easements to the pipes going to the SWM facility to the plat I
used the DCSM to calculate the width of those easements. Most of the easements are located within the
public right-of-way. There are two small portions outside of the right-of-way that I have highlighted on
the attached PDF (one on Lots 3 and 4 and the second on Lot 5 outside of the SWM easement). I can easily
add these to the subdivision plat but I want to make sure that you didn't have something else in mind that
you wanted to show.
Are the highlighted portion of the easement what you want to see on the plat?

Hi Willis,
This final plat has been under review for a few months, and VDOT had no objection to it on the first review (see attached
letter). ACSA staff contacted me the other day because they noticed that there is an existing underground electrical line
that is going to be retained and put into a private easement. The easement and utility line are partially located within
the proposed public ROW for the new street serving the lots in this development. You can see what I'm referring to on
Sheet 4 of the attached plat PDF.
I've spoken with the County Attorney and we cannot find any County regulations that would prevent this from being
done. Our only concern is that we want to verify that VDOT will still accept the new road into the state system even with
the easement and utility line located within the right-of-way as shown on the plat. Can you take a look at this and let me
know?
