PROPOSAL: Request for approval of an initial site plan in accordance with ZMA201500007, ZMA201800011 and
SP201500025 for a total of 216,800 sq.ft. of non-residential uses within Brookhill Block 1D. Use types proposed include
retail, restaurants, commercial office, and a 120 bedroom hotel. Non-residential uses are proposed in twelve (12) separate
buildings. A community pool and amenity building is proposed at the east end of the block. Site plan includes new parking,
utilities, and landscaping improvements.
ZONING: Neighborhood Model District - residential (3 - 34 units/acre) mixed with commercial, service and industrial uses.
OVERLAY DISTRICT: EC - Entrance Corridor, AIA - Airport Impact Area; Managed and Preserved Steep Slopes
PROFFERS: Yes
POTENTIALLY IN MONTICELLO VIEWSHED: No
COMPREHENSIVE PLAN: Neighborhood Density Residential - residential (3 - 6 units/acre) supporting uses such as
religious institutions, schools and other small-scale non-residential uses; Urban Density Residential - residential (6.01 - 34
units/ acre); supporting uses such as religious institutions, schools, commercial, office and service uses; Urban Mixed Use
(in Centers) - retail, residential, commercial, employment, office, institutional, and open space; NS-Neighborhood Service
Center; Privately Owned Open Space/Environmental Features - privately owned recreational amenities and open space/
floodplains, steep slopes, wetlands, and other environmental features in He] lymead-Places 29 Masterplan.
Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social distancing, the Site
Review Meetings no longer take place. Review and comment can instead be provided electronically. Please contact the
lead reviewer for an online link through which you can view the plans, comments, and provide feedback. The comments
will be available to view on April 7, 2022.
Please note that one purpose of a Site Plan Review is to provide an opportunity for the applicant and reviewers to discuss
review comments. These projects are "by -right", which means that if the proposed plans meet the minimum requirements
of the County's zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public
comment, we encourage you to reach out to the lead reviewer to express any concerns or questions you may have
regarding the application.
