The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added
or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County
Code.]
Comments and questions from the initial review of the proposed plat were discussed with the applicant during a meeting
with staff and additional comments were provided in a follow-up email. The comments below represent staff's review of
the revised plat dated February 17, 2022.
1. [14-303(M)] Private street name. Due to recent issues regarding private street name designations, staff have
verified with E911 that a proposed private street name will be needed with this plat. Staff suggest providing three
(3) options in case desired names are not available for use.
2. [14-412] Private street note. The ordinance dictates a specific quoted note regarding private street standards.
Please revise Note K to state: "The existing and/or proposed right-of-wav is of adequate width and horizontal and
vertical alignment to accommodate a travelway passable by ordinary passenger vehicles in all but temporary
extreme weather conditions, together with area adequate for maintenance of the travelway, as required by section
14-412 of the Albemarle County Code."
3. [14-309, 14-310, 14-416] VDH approval. The proposed plat and soils have been provided to the Virginia
Department of Health (VDH). Staff is awaiting VDH comments or approval of the proposed plat.
4. [14-316] VDOT approval. Staff have re -transmitted the revised plat to the Virginia Department of Transportation
(VDOT) to confirm their approval.
5. [14-212(B)] Declaration. Thank you for the signed Declaration. This will be transmitted to the County Attorney's
Office for review or approval once the plat is deemed approvable and no other changes are needed. As you
probably know, the approved restrictive covenant will need to accompany the plat when recorded.
6. [Comment] Reminder that revised plats must include the original date of drawing and the revision dates) of each
subsequent version of the plat.
In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to
address all of the requirements within six (6) months after the date of this letter, the application shall be deemed to
have been voluntarily withdrawn by the applicant.
