[14-302 (A)(10)] TMP 46-18D is zoned RA Rural Area and has development rights. Please address the following: a. Add a note to Sheet 1 stating the number of development rights that TMP 46-18D currently has. b. Please relabel and identify either New Parcel A or New Parcel B as the residue of TMP 46-18D. c. Add a note stating how many development rights are being allocated to new Parcel A and New Parcel B. The note should be worded as follows: "Parcel [letter or number] is assigned [number] development rights and may/may not be further divided and when further divided these rights shall not comprise more than [number] acres. The residue of Tax Map/Parcel [numbers] is retaining [number] development rights and when further divided it shall not consist of more than [number] acres." 2. [14-302 (13)(1)] Please add a date of last revision. 3. [14-303 (A)] Please revise the TMP number in the Statement of Consent to Division on Sheet 1. It currently states the wrong TMP number. 4. [14-302 (13)(5)] Please update note 5 so that it states that TMP 46-18D is located within the AIA Airport Impact Area, EC Entrance Corridor, and FH Flood Hazard Overlay Districts. 5. [14-302 (B)(10)] Add a note to Sheet 1 stating "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 6. [14-303 (D)] Per comment #1b above, please revise the area summary on Sheet 1 so that it identifies either New Parcel A or New Parcel B as the residue of TMP 46-18D. 7. [14-303 (H)] In the legend on Sheet 2, please identify what the "VDH" monuments represent. 8. [14-303 (1)] On Sheet 2, please show a definite bearing and distance tie between not less than two permanent monuments on the exterior boundary of the property and further tie to existing street intersection where possible and reasonably convenient. 9. [14-303 (F)] Note 12 on Sheet 1 states that "no new parcels are being created with this plat." However, the plat is being reviewed as a two -lot division that will create two lots out of the existing TMP 46-18D. Please explain/revise this note. Once this plat is recorded, New Parcel A and New Parcel B will be separate Tax Map Parcels. If further information is desired, please contact Willis Bedsaul at 434-422-9866. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
