Have a couple thoughts we can have a quick chat about • Is there an accompanying plat or site plan proposed? Typically I thought we processed SE like this with a plan • Have we approved lot size reductions in the other edge blocks? • As long as all the buffers and greenspace are maintained along Route 250, 1 don't know that lot size is as significant? • The request addressed housing goals of the CMP very generically. Nothing specific from the CMP was cited. Also, the land use designation and other recommendations, if they exist for the CMP were not mentioned in the request. • I skimmed the CMP and didn't see where there were minimum lot sizes suggested for the Neighborhood Density area in the use tables Page 24 of PDF (not document page #). Urban design guidance on Page 26 doesn't have lot sizes either. There is minimum lot size guidance in the middle density housing section starting on Page 71. Kev can you read through the CMP to see if there is anything else relevant for lot size/housing type? After doing that , I realized I was looking at the draft still! Hopefully nothing much changed with regard to the info that I looked at. I briefly chatted with Cameron about this and I think he said we should have you (Zoning) look at it with us. The special exception is really straight forward and Megan has written a very Albemarle County similar staff report as the Applicant's request. They are simply requesting a minimum lot size reduction from 8,000 sf to 4,000 sf for Block 33. The 18 documents are available in the link below. I'm going to follow up again with Cameron next week to discuss review deadlines, but at this time could you please look at this and provide me with any comments by Thursday, December 16.
