Subject: PLEASANT GREEN SUBDIVISION, PHASE 2A Final Plat (SUB202100035)
The final plat for Pleasant Green Phase 2A has been reviewed by Engineering. The following comments
will need to be addressed before approval:
1. A public stone drain easement appears to be missing in front of lots 65-68. Ensure all easements
are shown. Rev. 1: Comment addressed.
2. Please label the easements with the same name as shown on the WPO, road and site plans. One
example is the variable width public SWM facility easement on this plat vs. the WPO SWM
facility and maintenance easement. Rev. 1: Comment addressed.
3. There are more SWM facility easements and a forest & open space easement proposed with
WPO202000053. Also, retaining wall easements that cross lot lines. Will those be on a different
plat? If not, please show them on this plat. Rev. 1: Comment addressed.
4. The SWM and public drainage easements will need associated deeds. Rev. 1: The county will
provide deeds when this plat is ready for final signatures.

The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has
reviewed the Pleasant Green Subdivision, Phase 2A — Final Plat, dated January 5, 2022 as submitted by
Roudabush, Gale & Assoc., Inc. and find the following:
1. Please add a note to the plat "Landscaping plants and trees adjacent to the sight distance
triangle will need to be maintained in area between 2 and 7 feet above ground as a clear zone
to preserve sight lines and accommodate pedestrians. The HOA will be responsible for the
maintenance of sight lines."
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399
for information pertaining to this process.
