WITNES SETH: WHEREAS, Declarant is the owner of Lot 22 and Lot 23 in the Free State Run subdivision in Albemarle County, Virginia (sometimes referred to hereinafter collectively as the "Lots"), as shown on a plat made by Roger W. Ray and Associates, Land Surveyors, entitled "Subdivision Plat Lots 1 through 18, 19A, 19B, and 20 through 27, Free State Run and Boundary Line Adjustment Parcel X, containing 0.05 Acre, a Portion of Free State Partners, LLC Property to be Added to and Combined with the Property of Patrick and Kristine Campbell Located on State Route 651 (Free State Road), Rio Magisterial District, Albemarle County, Virginia", dated December 23, 2015, last revised April 20, 2016, which plat is recorded in the Clerk's Office of the Circuit Court of Albemarle County, Virginia (the "Clerk's Office") in Deed Book 4769, pages 172 through 178, all as evidenced by that certain deed from Free State Partners, LLC, a Virginia limited liability company, to Declarant recorded in the Clerk's Office on January 6, 2017, in Deed Book 4862,page 352; and WHEREAS, by the attached and incorporated boundary line adjustment plat entitled "PLAT SHOWING BOUNDARY LINE ADJUSTMENT BETWEEN TAX MAP 062H0-00-00- 02200 AND TAX MAP 062H0-00-00-02300 FREE STATE RUN SUBDIVISION RIO MAGISTERIAL DISTRICT ALBEMARLE COUNTY, VIRGINIA" prepared by Roudabush, Gale & Associates, Inc., Engineers, Surveyors and Land Planners, dated January 24, 2017 (the "Revision Plat"), Declarant desires to adjust the boundaries of the Lots as shown on the Revision Plat. NOW THEREFORE, this Certificate of Revision Plat and Boundary Adjustment along with the attached Revision Plat and the courses, distances and easements shown thereon, are hereby confirmed and submitted for record in the Clerk's Office by Declarant. Accordingly, that certain area shown on the Revision Plat as "Parcel X", being 109 S.F., formerly a portion of Lot 22, is added to Lot 23 as shown on the Revision Plat. As a result of the recordation of this Certificate and the Revision Plat, the newly revised Lots are as follows: revised Lot 22, containing 7,279 S.F.; and Revised Lot 23, containing 5,727 S.F., all in Free State Run subdivision and as shown on the Revision Plat. The prior lot boundary line between the Lots shown as the old line on the Subdivision Plat is hereby VACATED.
