Project Title: Dunlora Farm — Phase 1 Road & DFainage Utility Plan
Dear Adam,
Please find attached the revised plans. The plans have been updated to address the comments received
from VDOT dated October 21", 2021.
1. Please remove trees within 30' of intersections per B(1)-44 RDM.
• Response: Comment noted. Trees have been relocated to be no less than 30' from the
intersection per B(1)-44 RDM.
2. Landscaping plants and trees adjacent to the sight distance triangle will needto be
maintained in area between 2 and 7 feet above ground as a clear zone to preserve sight
lines and accommodate pedestrians. The HOA will be responsible for the maintenance of
sight lines.
• Response: Comment noted. VDOT Notes on Sheet 15 have been updated to include
verbiage indicating that the HOA will be responsible for the maintenance of sight lines.
3. There are multiple pipe flow velocities that exceed 10 fps. The drainage manual states
that pipe velocities in excess of 10 fps are to be avoided. It'srecommended that velocities
be adjusted accordingly.
Response: Comment noted. Please note that in the previous submittal, Sheet 12
indicates that no pipes exceeded a velocity of 10 fps. However, Storm sewer design and
calculations have been updated/revised to accommodate additional demands for the
site. As a result, there are a few instances where pipe velocities fall above 10 fps in
order to minimize the need for drop manholes in those areas.
4. For step down manholes located in the VDOT right of way that require manhole bottom
protection (e.g., additional concrete, steel plate, etc.), bottom protection designs shall
be submitted for VDOT approval prior to fabrication.
Response: Comment noted. No step down manholes are required for our Storm Sewer
design within the VDOT right of way.
5. CG-12 design appears to be from the commercial entrance detail (Heavy Truck Traffic
Anticipated) or the method of installation on radius pages of the Road & Bridge
Standards. Please utilize Type A (with Buffer) or Type C(perpendicular) application.
• Response: Comment noted. All entrances have been updated, and type(s) have been
indicated on sheet 5.
6. Temporary turn -around or cul-de-sacs are required per Road Design Manual
Appendix B, page B(1)-25. See details for minimum lengths.
• Response: Comment noted. A temporary branch type turnaround has been added on
Fowler Street per Appendix B, page B(1)-25.
7. Please verify inlet #106 is placed in the lowest point of the sag so no ponding will
occur.
• Response: Inlet #106 structure location has been adjusted, moving to the lowest point
of the sag. Concurrently, water laterals and street trees have been revised accordingly.
8. Storm MH #144 should be moved out of the roadway prism.
• Response: The storm layout and numbering has changed and no structures are located
in the roadway prism.
9. San. Sew. MH #4 appears to be in the curb/gutter and should be moved outof the
roadway prism.
• Response: MH#4 has been shifted outside of the roadway
10. Every effort should be made to minimize manhole installations at street intersections
and in the normal wheel path of the travel lanes.
• Response: Comment noted. Manholes have been moved from the wheel path of travel
lanes.
11. Please show and label the cross drains in plan and profile and where they will be attached
or day lighted to drain. Please see UD's and CD's in the Road & Bridge Standards, Section
108.
• Response: Comment noted. Cross Drains have been added and labeled in both plan and
profile.
12. Stop signs appear to be missing or in the wrong locations. Please review the stop sign
locations for through traffic design.

13. Please show the mail boxes & cluster box units per RDM Appendix B(1)
• Response: Cluster Box Units have been added to Sheet 5 as required per RDM Appendix
B(1).
14. Note that the final plan must show conformance with the VDOT Road Design Manual
Appendices B(1) and F, as well as any other applicable standards, regulations or other
requirements.
• Response: Comment noted.
