1. Acceptance of public street by VDOT (Phase III streets: Pfister, Sta. 10+00 — 16+00; Bleeker St.).
2. As -built drawing:
a. Show, label and provide deed bk.-pg. ref to public RW that connects Pfister cul-de-sac with
Redfields Road.
b. Bleeker, E of Pfister requires 15 street trees; 14 survive. Provide replacement street tree for
As -built drawing acceptance.
c. Bleeker, W of Pfister requires 17 street trees; 16 survive. Provide replacement street tree for
As -built drawing acceptance
d. With subsequent As -built, please provide vertical sight distance profile for Pfister Avenue.

e. Ensure As -built drawing road names match actual road name signs (example: Margrave Way
and Whirlaway Drive (Phase 1 streets).
3. Provide copies of (or As -built drawing title pg. reference to deed bkpg. of) recorded plats.
Approved plats were provided with binder, but not recorded copies (Phase I, II, III).
For road plan bond reduction:
4. Pfister Avenue: Resolve sight distance issue discussed 18-Mar 2022 (video -con: county -
Applicant -developer), and in Collins Engineering Wintergreen Farm —Oak Hill Farm Road
Asbuiltplan Certification (letter d. November 30, 2021); please coordinate issue with VDOT.
5. Note: Albemarle Engineering Division is under the impression (via conversation /email with
VDOT) that a posted speed limit less than 25mph is an advisory limit only, and unenforceable.
6. Please direct bond inspection reviewer to:
a. Final asphalt dew report (provide report date/s) for:
i. Pfister Ave.
ii. Bleeker St. (E and W of Pfister Ave.)
b. CBR report for Bleeker St. showing CBR> 5.7. (Reports indicate CBR 5.4, 5.7)
7. Ensure county road name signs /posts meet requirements at Road Naming and Properly
Numbering Ordinance and Manual, rev. Oct-20, 2021, especially sign /lettering reflectivity:
