TIiIS DEED OF GIFT, exempt from recordation tax pursuant to Virginia
Code Section 58.1-811(D), is made this loth day of November, 2006, by and
between ROBERT H. RINEHART, the Grantor, party of the first part; and
PAGE RINEHART FLANNERY, OWEN R. RINEHART, MARY CARTER
RINEHART, RODGER R. RINEHART, III, and ROBERT H. RINEHART,
the Grantees, parties of the second part, whose addresses, respectively, are: 255
Farmington Drive, Charlottesville, VA 22901; 381 Langdon Road, Aiken, SC
29801; 1600 Fendley Mill Road, La Grange, KY 40031; 3210 Walkers Creek
Road, Middlebrook, VA 24459; and 1283 Tilman Road, Charlottesville, VA
22901; and PAGE RINEHART FLANNERY, and OWEN R. RINEHART,
MARY CARTER RINEHART, and RODGER R. RINEHART, III, all parties
of the third part, also to be indexed as Grantors herein (collectively "Additional
Grantors")
WIIEREAS, by Deed of Gift dated June 23, 2006, and recorded in the Clerk's
Office of the Circuit Court of Albemarle County, Virginia, in Deed Book 3246, Page 734,
Page Rinehart Flannery, Owen R. Rinehart, Mary Carter Rinehart, and Rodger R.
Rinehart, II1, Grantees ("Sibling Grantees") and the Additional Grantors herein, did grant
and convey to Robert H. Rinehart, also a Grantee and the Grantor herein, that certain tract
or parcel of land described therein as containing 2.31 acres, more or less, and identified

At the Direction of the Parties]
as "Parcel Y" on a certain plat also described therein, said conveyance being subject,
however, to the right of the said Grantees to revoke said Deed of Gift at any time during
any of the Grantees' lives ; and
WHEREAS, Grantor, Robert H. Rinehart, now desires to reconvey to these
Grantees and also to himself as Grantee any and all interest he has in such tract or parcel;
and
WHEREAS, said Sibling Grantees join in this Deed as Additional Grantors to
convey any and all fee simple interest to Grantor Robert H. Rinehart said Grantees may
have retained by virtue of the conditional nature of the aforesaid Deed of Gift dated June
23, 2006.
WITNESSETH:
NOW, THEREFORE, for and in consideration of the natural love and
affection between and among the Grantor Robert H. Rinehart and the Grantees, the said
Grantor does hereby GIVE, GRANT and CONVEY with SPECIAL WARRANTY
all of' his right, title and interest in and to the following described property (the
"Property"), unto the Grantees as tenants in common in equal shares:
ALL that certain tract or parcel of land, fronting on the south side of
State Route 676 (a/k/a Tilman Road), about two miles north of Ivy,
in the Samuel Miller Magisterial District of Albemarle County,
Virginia, containing 2.31 acres, more or less, and shown as Parcel C
on a plat titled "Subdivision Plat of Parcel C, A Portion of the
Robert H. Rinehart Property" prepared by Roger W. Ray L.S., dated
May 19, 2006, last revised July 18, 2006, which plat is attached
hereto and incorporated herein by reference (the "Plat").
BEING that same property conveyed to the Grantor by Deed of Gift
dated June 23, 2006, from Page Rinehart Flannery, Owen R.
Rinehart, Mary Carter Rinehart, and Rodger R. Rinehart III,

recorded in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia, in Deed Book 3246 at Page 734, wherein said
Property was described as "Parcel Y."
The Property is conveyed subject to and together with a 30-foot-wide right
of way along the eastern property line, identified on said Plat as a "New 30'
Private Street Easement, said right of way being for the purpose of ingress to and
egress from said State Route 676 (Tilman Road) and the 13.91-acre "Residue"
tract shown on said Plat, owned by Grantor.
This conveyance is subject to any and all easements, conditions, restrictions
and reservations contained in duly recorded deeds, plats, and other recorded
instruments, if any, constituting constructive notice in the chain of title to the
Property, which have not expired by limitation of the time contained therein or
have not otherwise become ineffective, there being no intent by this deed to
reimpose any such easement, condition, restriction or reservation.
