RE: Response Letter #3 for SUB2021-00102 HTC Area C Townhomes Block II and
SUB2021-00165 HTC Area C Townhomes Block III - Engineering
Dear John,
Thank you for your review of the Subdivision Plats for HTC Area C Townhomes Block II and Block III.
This letter contains responses to County comments dated January 28, 2022. Our responses are as follows:
Block II Plat — SUB2021-00102
1. An approved road plan is required prior to final plat approval. Road plan (SUB202100149)
review comments were sent to Applicant, 10/19/21. Note: In addition, roads must be built or
bonded prior to final plat approval.
Noted, road plan has been submitted in April 2022. We will bond the road for plat
approval.
2. Comment addressed.
3. Maintenance agreements will be required prior to building permit approval for retaining walls
that cross property lines.
Noted. We have notified the project coordinator Charlie Hurt. Maintenance agreement will
be submitted by his attorney. This plat shows the maintenance easement, which will be
referenced in the (pending) agreement.
Block III Plat — SUB2021-00165
4. Engineering recommends final plat include Lot Area — Buildable Area table since every lot
includes significant new 30' access, private alley, sanitary sewer, or storm sewer easement/s
which may not be built within, over, or upon. A table may help highlight this circumstance which
may in turn limit mishap or misunderstanding during construction. No portion of a dwelling or
constructed improvement may occupy any portion of these easements. This is a recommendation,
not a requirement.
It appears that the surveyor elected to decline to add this buildable area table. However the
plat scale has been adjusted, and should make these items more apparent for future
understanding.
5. Clarify distinction between new 30' access easement and new 30' private alley easement. If no
distinction, recommend identical label; either: access or private alley easement.
There is no distinction, notation changed to provide identical "private access easement".
