PLANNING 1. [32.5.2(s)] Please add the application number SDP202200006 to the title on Sheet 1. The application number has been added to the title on the Cover Sheet. 2. [General Comment] Please add the Site Review Committee (SRC) signature panel (attached) to the cover sheet. The SRC signature panel has been added to the Cover Sheet 3. [General Comment] Add a date of revision. Acknowledged. A revision date has been added to all sheets in the plan set. 4. [32.5.2 6)(k)(1), 32.6.2(g)] Show all existing and any proposed easements. Any new easements required for water, sewer, drainage facilities, or any proposed utilities will need to be reviewed, approved, and recorded prior to final site plan approval. Please submit an easement plat application the County for review. The final site plan will need to be updated so that all easements are shown and labeled identifying easement type, whether it's public or private, a width dimension, and the recorded instrument with deed book and page number. a. Please ensure to label all existing easements with their recorded instrument number. The existing easements that are known are shown and labeled with their recordation information. However, this plan has been prepared without the benefit of a title report and does not therefore necessarily indicate all encumbrances/easements on the property. Additionally, no easements are proposed with this site plan amendment. 5. [32.5.2(s)] Please include a reference to Minor Site Plan Amendment SDP200600116 in the "approved parking calculations" table on the Cover Sheet. A reference to the Minor Site Plan Amendment SDP200600116 has been added into the approved parking calculations. 6. [32.5.2(b) and 4.12.6] Please revise the Parking Schedule on the Cover Sheet to include a calculation for the proposed 9,210 sf of gravel outdoor storage area. Please provide additional information based on the minimum number of parking spaces for scheduled uses below. 999 Second Street SE. Charlottesville. Contractor's (construction office, shop, equipment storage and materials yard): one space per employee assigned to work on -site plus one space per facility vehicle. The parking requirement for the outdoor storage area has been added to the parking calculations. There will be no employees assigned to work on -site, so therefore the calculations are based upon the number of facility vehicles. b. If the applicant does not think the proposed gravel area meets this parking calculation use type, please provide additional justification for what parking calculation should be used for the 9,210 sq.ft. outdoor storage area in accordance with Section 4.12.6 and 4.12.7. The proposed gravel area meets the parking requirements. c. Once all parking requirements are determined, please revise the Parking Schedule to include the total required for the Warehouse, Office, and Gravel Outdoor Storage as a total amount of parking required. Currently, the parking provided calculation does not appear to account for all uses. The parking calculations have been updated to account for all uses — warehouse, office and outdoor storage. The required number of parking spaces is 41, where 51 are provided. 7. [32.6.2(i)] Please count and label all existing parking spaces that will remain and ensure all parking minimums are being met. The existing parking spaces that will remain are labeled on the plan. 8. [32.5.2(d)] Revise the note on the Cover Sheet that says Critical Slopes do not exist on the property. According to Albemarle County GIS data a substantial amount of Critical Slopes exist on the property. The note has been revised to reflect that an area of Critical Slopes exists on the property. 9. [32.7.9.7 and 5.1.52] Storage areas must be fully screened by a planting strip, existing vegetation, berm, a solid wall or fence, or a combination thereof. Please provide profile views and dimensions of the proposed fence to ensure adequate screening. The existing vegetation line has been highlighted on the plans. For the western area adjacent to the rural zoning district, the existing vegetation is a mix of hardwoods and evergreens. At its most narrow point it is at least 25' wide. Additionally, the property to the west sits at least 10' to 20' below the proposed storage area. I have added a cross- section on the Cover Sheet to demonstrate the vertical distance between the property to the west of the subject parcel. 10. [32.7.9.7 and 5.1.52] Add the following notes: a. The parts, materials and equipment stored in a storage area may not be stacked higher than provided screening. Acknowledged. A note stating this has been added to the Cover Sheet. b. No outdoor storage may be located within 50 feet of a residential or agricultural district. 999 Second Street SE. Charlottesville. VA 22902. www.Roudabush.com Page 2 of 3 SDP202200006— Hunters Hall Lot 3 3/21/2022 The 50' setback for the outdoor storage has been added along the western property line that abuts the adjacent rural zoning district. The proposed outdoor gravel storage area is outside the 50' setback. c. The outdoor storage of recyclable materials, other than inert materials, at a recycling collection or recycling processing center is prohibited. The outdoor storage of such inert materials must comply with the following: i. No inert materials may be stored within 100 feet of any agricultural or residential lot line. ii. Trees and vegetation within 100 feet of any agricultural or residential lot line must be maintained as a buffer to abutting properties. There will be no recyclable or inert waste materials in the outdoor storage area. ENGINEERING 1. Cover sheet says no critical slopes; however, GIS shows them on this property. Please change note and show them on the plan. The note has been revised to reflect that an area of Critical Slopes exists on the property. 2. Please specify the type of base as: CRUSHER RUN AGGREGATE and a minimum of 4". Also, please show the crusher run can withstand the proposed use (what will be stored in this area). The gravel outdoor storage area will be for pickup trucks and enclosed landscape trailers. The depth of the crusher run aggregate has been updated to be 6" deep. 3. Please note that if land disturbance exceeds 10,000 SF, a stop work order will be issued and a VSMP plan will be necessary. Acknowledged. FIRE -RESCUE 1. If there is no knox box on the building then a knox box is needed to access the interior of the fenced gravel lot in an emergency after hours. Please place a note on the plans stating a knox box will be added and installed in location approved by the fire marshal office. At this time, a knox box is not located on the building. The note has been added to the plan that states that "the location of the knox box will be added and installed in a location that is approved by the Fire Marshal".
