GENERAL DOTES
The land regulations listed/described herein ore imposed pursuant to the Albemarle
County Zoning Ordinance in effect this date, and are not restrictive covenants running
with the land and their appearance on this plot is not intended to impose them as
such.
1. Source of title:
TMP 21-37 Wallace M. Forloines; DB 500-152, DB 456-387,
DB 156-390.
TMP 21-38 Wallace M. Forloines; DB 1177-363,
DB 458-387, DB 325-504, 96-343.
2. These parcels are not in a flood plain.
3. These parcels are not in a water supply protection area,
4. These parcels are zoned RA.
5. There are no Development Rights remaining with Parcels 37 or 38.
Parcels may not be further subdivided without Planning Commission
approval.
6. All property corners are monumenled with iron rods unless noted otherwise.
7. The minimum building setbacks per Albemarle County Subdivision Ordinance ore: 75
from external public road easements, 25' from internal public/private roads, 25' from
side property lines, and 35' from rear property line.
B. The septic setback is 100' from all streams.
9. Each Lot has a Building Site in accordance with Section 4.2.1 of the Albemarle
County Zoning Ordinance. Building sites for each lot are shown on the plat.
10. Only one dwelling unit per parcel.
11. Forloines Drive is hereby dedicated to public use.
12. Private roads to lots 7, 16, &17 shall provide reasonable access by motor vehicle
as required by Section 14-514 of the Albemarle County Subdivision Ordinance.
13. Access to all lots shall be from internal roadways and none shall have access
from Route 600.
14. Conceptual Stormwaler BMP's include an Undisturbed Stream Conservation Buffer
recorded with the Final Plat and two bio-fillers as shown on the plat.
11, The private streets in this subdivision may not meet the standards for acceptance
into the secondary system of state highways and will not be maintained by the
Virginia Department of Transportation or the Albemarle County.
