This letter is to notify you that the following development proposal has been submitted to the County for review:

MAGISTERIAL DISTRICT: Rio
TAX MAP/PARCELS:04500-00-00-100A0,04500-00-00-10000,04500-00-00-10100,04500-00-00-101BO
LOCATION: The subject property contains four parcels. The first parcel is located at 664 Rio Rd W, Charlottesville VA
22901. Two additional, undeveloped parcels are located along Rio Rd W, between the first parcel and PhotoWorks Group
and Storage Solutions Center to the east. The fourth parcel is also undeveloped and located north of the previously
described subject parcels, just south of the Colonial Mitsubishi Service Center.
PROPOSAL: Request initial site plan approval for a 81,110 square foot multi -family building and a 93,750 square foot self -
storage building on a 3.31-acre parcel. Improvements also include a linear park in the rear of the development, along an
existing stream.
ZONING: NMD Neighborhood Model District - residential (minimum of two housing types) mixed with commercial,
service, and industrial uses, developed under the optional standards provided in Section 20C - Rio29 Form -Based Code
Overlay District.
ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: AIA, Airport Impact Area; EC, Entrance Corridor; Managed Steep Slopes
COMPREHENSIVE PLAN: Rio 29 Small Area Plan Core Area - mixture of uses including residential, commercial, retail,
office, institutional and employment uses, with 3-6 story buildings located close to the street, pedestrian access and
relegated parking, AND Rio29 Small Area Plan Flex Area - flexibility of uses including residential, commercial, retail, office,
institutional, and employment uses, with 2-5 story buildings located close to the street, pedestrian access and relegated
parking.
Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social distancing, the Site
Review Meetings no longer take place. Review and comment can instead be provided electronically. Please contact the
lead reviewer for an online link through which you can view the plans, comments, and provide feedback. The comments
will be available to view on May 5, 2022.
Please note that one purpose of a Site Plan Review is to provide an opportunity for the applicant and reviewers to discuss
review comments. These projects are "by -right", which means that if the proposed plans meet the minimum requirements
of the County's zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public
comment, we encourage you to reach out to the lead reviewer to express any concerns or questions you may have
regarding the application.
