PROPOSAL: Request for approval of an initial site plan to construct a mixed -use development with a maximum of 140
dwelling units (at a density of approximately 37.4 units/acre) and a maximum of 40,000 square feet of non-residential uses,
on a 3.748-acre parcel, in accordance with approved rezoning ZMA202000011.
ZONING: NMD Neighborhood Model District - residential (minimum of two housing types) mixed with commercial,
service, and industrial uses; in accordance with ZMA202000011.
PROFFERS: Yes
ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: AIA - Airport Impact Area; Steep Slopes - Managed
COMPREHENSIVE PLAN: Primary designation is Office/R&D/Flex/Light Industrial - commercial, professional office;
research and development, design, testing of prototypes; manufacturing, assembly, packaging; residential is a secondary
use (no maximum density). Small portions of the property are also Neighborhood Density Residential - residential (3 - 6
units/acre) supporting uses such as religious institutions, schools and other small-scale non-residential uses and Urban
Mixed Use (in Centers) - commercial and retail uses that are in Centers and residential (3 - 34 units/ acre). Located in
Neighborhood 1 in the Places29 Master Plan area.
Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social distancing, the Site
Review Meetings no longer take place. Review and comment can instead be provided electronically. Please contact the
lead reviewer for an online link through which you can view the plans, comments, and provide feedback. The comments
will be available to view on May 5, 2022.
Please note that one purpose of a Site Plan Review is to provide an opportunity for the applicant and reviewers to discuss
review comments. These projects are "by -right", which means that if the proposed plans meet the minimum requirements
of the County's zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public
comment, we encourage you to reach out to the lead reviewer to express any concerns or questions you may have
regarding the application.
