Re: SUB202200037 Borderline Road Plans - Planning Division Review Comments
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-106, 14-400, 14-402, 14-406] The proposed public road will split TMP 21-6H into two separate pieces of
land bisected by public right-of-way. Per Section 14-402, all portions of a parcel must be contiguous. The area
where the new detention pond is shown can only be created as a Special Lot through approval and recordation
of a Special Lot application. The residue parcel of TMP 21-6H must meet all requirements of the Subdivision and
Zoning Ordinances. Please address the following:
a. Identify what will be done with the area of land that contains the proposed detention pond, and label
the acreage of this area. In order to create this lot, the land must meet the definition of a Special Lot,
as defined by Section 14-106 of the Subdivision Ordinance.
b. State the acreage of public ROW proposed on TMP 21-6H.
c. Provide labels stating the acreage of the residue of TMP 21-6H that will exist after dedication of
public ROW and creation of the special lot around the detention pond. Verify that the residue of TMP
21-6H will meet minimum acreage (2.0 acres) and lot requirements of the Subdivision and Zoning
Ordinances. Identify the length of frontage of the residue of TMP 21-6H along Road A to verify it
meets the 150' minimum width required by Section 18-10.4 of the Zoning Ordinance.
2. [14-316] VDOT must approve the entrance of Road A onto Route 29 prior to road plan approval.
3. [14-410 & 14-4111 The principal means of access to a subdivision shall be either a public street or a private
street. The principal means of access shall conform, in the case of a public street, to Virginia Department of
Transportation standards. Prior to road plan approval, VDOT approval of the proposed road design is required.
4. [14-428] Advisory comment -following road plan approval, the applicant must submit a Special Lot application
to the County for review in order to dedicate the proposed street right-of-way to public use.
