NOTES
1. This plat has been prepared without the benefit of a current title report and therefore may
not reflect all easements and encumbrances upon the parcels shown hereon.
2. This plat is based upon a field survey completed on Feburary 25, 2011 and conducted
under my direct control and supervision.
3. Both LOT A and the residue are located within Zone X (unshaded) on FEMA NFIP
Community Map Panel No. 51003CO255D, effective February 4, 2005. Zone X
(unshaded) represents areas outside of the 0.2% annual chance floodplain (500 year
flood) and is not considered a Special Flood Hazard Zone.
4. TMP 05800-00-00-075AO physical address: 1275 Owensville Road, Charlottesville,
Virginia, 22901
5. Both LOT A and the residue each contain a building site that complies with section 4.2.1
of the Albemarle County Zoning Ordinance.
6. No places of burial were observed during this survey.
7. Both LOT A and the residue are located within the Ivy Creek water supply watershed.
8. Both LOT and the residue are located within the Managed and Preserved Slopes
Overlay District.
