Dear Todd.
As requested we have been investigating whether it would be possible to locate a
primary and reserve drain field site on a proposed 2 acre lot at the Blue Ridge Swim
Club property on Owensville Road. We dug a series of test holes to determine soil
profiles in the general vicinity of the lot and Old Dominion Engineering has run some
saturated conductivity tests (Ksats) to assist in the design of some type of septic
system that requires secondary treatment of the septic tank effluent. The soil profile
holes are marked with pink wire flags and orange ribbon. The approximate location of
the soil profile holes are shown on the enclosed sketch of the property. The lot line
between Parcel X and the residue had not been determined at the time of our
investigation and you had flagged the approximate location of the property line with
TM 58-75D
Based on our investigation we offer the following comments regarding potential drain
field sites in the areas investigated:
1) Due to limited area and/or insufficient depth of suitable soil over rock(Cr
horizon secondary treatment of the septic tank effluent will be required for
both the primary and reserve drain field sites (alternative/engineered septic
systems).
2) The primary drain field can be located in the vicinity of holes 12-16(Drain
Field Site #3 as shown on the enclosed sketch). A pressure pad system
will be proposed. The area investigated will support a 4 bedroom house.
3) The reserve drain field will be located in the vicinity of holes 1-3 (Drain
Field Site #1 and holes 4, 6, 7 and 8 (Drain Field Site #2). The reserve
drain field will be a shallow placed drip system with secondary treatment
of the septic tank effluent. Preliminary measurements indicate that there is
sufficient area of a 100% reserve for a 3 bedroom house and possibly a 4
bedroom. In order to determine whether there is enough area for a 100%
reserve for a 4 bedroom house we need to know the exact location and
width of the electric easement and the exact location of the property line
with TM 58-75D (drain field lines can be placed within 5 feet of property
lines and 5 feet from the easement). The drain field can not be placed in
the electric easement.
As you proceed with this project you need to be aware of:
1) Both the primary and reserve drain fields will require secondary treatment
of the septic tank effluent(alternative/engineered septic system).
2) The house (if it has a basement) will have to be located a minimum of 20
feet from both the primary and reserve drain field sites.
3) You had flagged a house site approximately 60 ft. long and 40 ft. wide.
This house site will have to be shifted at least 40 ft. down slope in order to have
sufficient area for the primary drain field(Drain Field Area#3)
3)The driveway for the new lot can not cross the reserve drain field.
4)The lot line between Parcel X and the residue will have to be located so you
have sufficient side yard setback for your house location.
Since 1) this is a proposed subdivision and the Health Department requires surveyed
locations of drain field sites and 2 foot contours within the proposed drain field sites
as part of the plat approval process and 2) we need to know the exact location and
width of the electric easement we recommend that you have your surveyor locate the
soil profile holes, electric easement and the existing well so we can make a determine
whether we can get a 100%reserve area for a 4 bedroom house.
