TO WHOM IT MAY CONCERN:
My husband and I own Broadhead Cottage at 3950 Mountain Road, Charlottesville, VA 22911.
We are requesting to have Resident Manager Occupancy instead of Owner Occupancy as
required by 5.1.48(j)(1)(iv).
On Tax Map 64 Parcel 14 the Resident Manager would live full time in the second house on the
same tax parcel at 3948 Lonesome Mountain Road. (See attached print out from County GIs.)
As way of background, we acquired this parcel of 170+/- acres in the Southwest Mountains
1988 right after the former owner had clear cut the mountain side. Parcels 13 and 13A are
adjacent parcels that have been in my family since the 1940's. In 2005, a permanent
conservation extinguishing many development rights was placed on Parcel 14 with the Virginia
Outdoors Foundation.
We respectfully ask that you grant our request for the above mentioned waiver. Broadhead
Cottage is an ideal Homestay property on a large rural parcel without worries about noise or
parking. It is not suitable for a twelve month rental as during bad weather the private road can
become impassable.
