RE: Southern Albemarle Convenience Center — Final Site Plan; SDP-2021-068
Draper Aden Associates Project No. 2200656
Dear William:
The enclosed copies of the Final Site Plans for the Southern Albemarle Convenience Center were revised
to reflect your comments dated February 17, 2022. We offer the following responses (shown in bold) to
your comments.
Albemarle County Engineering Services (Engineer)- 2 copies (David James:
dliames@albemarle.org]
1. The VSMP plan will need to be approved prior to FSP approval.
Response: Understood. This will not happen until a contractor is selected.
2. Content: Please remove sheets C0.2, C2.0, C5.0, C6.0 & C6.3 from the FSP.
Response: These sheets are not included in the FSP set; except CS.O which shows the
easements to satisfy comment #4.
3. Determine if there's a size limit for vehicles. Provide turning movements for largest truck size.
DAA Response: Turning movements for the trucks RWSA will use to remove the bins and
anticipated vehicles the public will use have been run through the site using AutoTURN.
Two exhibits with additional descriptions are attached to this comment letter.
4. Show SWM Forest & Open Space easement area.
Response: Relabeled sheet C5.0 to "Stormwater Management Plan and Easements" and
included in the FSP set.

5. Entrance shall be design & constructed to VDOT standards. [18-4.12.17 b]
DAA Response: The entrance is designed to VDOT standards. The plans have been
reviewed by VDOT and no comments were provided.
6. Provide bumper blocks for the parking spaces. [18-4.12.16 e]
Response: Bumper blocks are not feasible while allowing the bins to be collected
regularly. As per our email correspondence over the past month, CG-7 curb with a six-
foot walking path has been added behind parking spaces.
Albemarle County Planning Services (Planner)- 3 copies (Bill Fritz: bfritz@albemarle.org]
• PROVIDE MORE DETAIL ON THE 50 TREES PROPOSED IN THE TREE BUFFER AREA (SHEET L1.0.)
ARE THESE TREES SCREENING TREES, SCREENING SHRUBS, MEDIUM STREET TREES, LARGE
STREET TREES? WHAT IS THE SPACING?
Response: Additional information provided on sheet 11-7.0. These will be screening trees to
help screen the facility from the neighboring property. This came from discussions during
the public comment period and County personnel provided input on the type of trees
proposed. The intent is for the location of the screening trees to be finalized with County
input once the site is cleared and a better understanding is gained of where there are gaps
in the remaining vegetation.
Albemarle County Department of Fire Rescue- 1 copy [Howard Lagomarsino;
hlagomarsino@albemarle.org]
• Provide a note on the plans as to the location of the nearest water source suitable to support
firefighting operations on the parcel (examples: dry hydrants, ponds, as long as they are
accessible to fire apparatus weighing close to 40 tons when full of water, etc.).
Response: Note added to sheet C0.0.
If you have any questions, or would like additional information, please feel free to contact me at 434-
