From: David Pennock, Principal Planner T A X I D Division: Zoning and Current Development — Date: January 25, 2006 Subject: SDP 05-061 - Commonwealth-Greenbrier Final Site Plan The Albemarle County Division of Zoning and Community Development: Zoning and Planning Review will approve the final site plan referenced above when the following items have been satisfactorily addressed: [Each comment is preceded by the applicable reference] Site Plan Comments 1. [4.17.4(a)] Lighting must be"full cutoff luminaire". Does the flat lens that is specified mean that it is entirely downward directional? If possible,please provide cut-sheets for the proposed lighting. 2. [4.17] Please indicate the height of the proposed lights. 3. [32.7.9.4] Please provide a conservation plan checklist as an attachment on the landscape plan. Indicate the general type of vegetation being preserved and show a method of tree protection fencing or other means of flagging the preserved items. If no existing vegetation on the site is to be preserved, please note that on the plan. 4. [32.7.9.4] Please provide calculations to indicate that each of the landscaping requirements has been met —street trees, interior landscaping, canopy, etc. Keep in mind that street trees and parking lot screening shrubs can not be counted towards required interior landscaping. 5. [32.7.9.8] Please label the screening fence around the dumpster and provide a detail of the fencing. 6. [32.7.9.8(c)] Please add occasional plantings along the dumpster screening fence adjacent to Peyton Drive. 7. [32.7.9.7(c)] A single row of shrubs five feet on center should be provided for any parking areas in which cars may be visible from public right of way. Given the grade and orientation of the lot, this may include Commonwealth Drive as well. Please indicate additional shrubs in this area. 8. [4.12] I was unable to recreate the numbers used in the parking calculations. Please provide additional information in the calculation, such as"y square feet (total building area) x 80 percent x 1 space per 200 feet=", etc. Please contact David Pennock at 296-5832 ext. 3432 if you have any questions. 1
