The final site plan for Commonwealth—Greenbrier Center,received on 13 December 2005,has been
reviewed. The engineering review for current development will recommend approval of the final site plan
when the following items are adequately addressed:
A.Final site plan comments:
1. The measurement of the 6' sidewalk cannot include the 6"of curbing. Please revise the sidewalk
dimensions on the final site plan. [18-4.12.16e]
2. Please label the end section to be used at the outlet of the pipe system on the plans. [DM 505E13]
3. At outlet,Point 1,the designer will provide and label the type of velocity dissipation appropriate
for velocity,pipe size,and discharge and site conditions on the site plan. [DM505E7&8]
4. Please show inlet shaping for all of the structures because the flow drop exceeds 4 feet. Please
refer to VDOT standard,IS-1,Road&Bridge Standards,Volume 1. [DM505E9]
5. Please label the radii of all the curbing. [18-32.6.6e]
6. Please show the retaining wall at the western end of the loading dock at Lot A. [Policy]
7. Please label the width of the loading space at Lot A.The space has to be 12'wide. [18-4.12.18A]
8. Please show and label the dimensions of the required public drainage easement needed from STR-
12 to the pipe outfall. [18-32.6.6c]
9. Please provide the as-built information for STR13, STR 12,and pipe at Greenbrier Drive.
10. Please increase the length of the proposed DI-3A(Inlet# 10). The proposed spread of 17' needs
to be decreased in this location. [DM 505G3]
11. Please show the trench drain and corresponding pipe to STR 5 on the profile sheet. [18-32.6.6d]
12. A pedestrian and vehicular barrier is needed around the parking areas. [18-32.7.2]
13. Additional comments and/or conditions may be forthcoming, on the review of future submittals,
due to the changes required for this plan submittal.
B. Stormwater management plan comments:

14. SWM detention is provided by the existing regional Peyton Basin.
15. Please provide written documentation from Americast that the proposed layout of the Filterras
shown on Sheet 6 of 8 is okay with them. [Policy]
16. The applicant needs to submit a completed stormwater management facilities maintenance
agreement and fee to the County for review. [17-323]
17. The SWM bond amount has not been computed at this time.
C. Erosion and sediment control plan comments:

Narrative:
18. The E&SC Narrative needs to be updated to accommodate changes for the next submission.
Plans:
19. Structure 2 manhole sections need to be installed at a level where at least 2' of storage space is
available around the manhole to provide a temporary sediment storage area while the site is
developed. Please describe this further with Note 2 on the E&SC plan sheet.
20. The silt fence at the eastern edge of the property cannot be used a diversion. Please provide a DD
alongside the silt fence to direct dirty water to the sediment trap. [VESCH 3.05]
21. Please show the dividing lines and the direction of flow for the different drainage areas(including
the area to each E&SC measure)to verify adequacy. Note the size(acreage)of each drainage area.
22. Please add the following note on the E&SC plan: "The developer shall reserve the right to install,
maintain, remove and/or convert to permanent stormwater management facilities(where
applicable)all erosion control measures required by this plan regardless of the sale of any lot."
23. Please show an area for soil stockpiling on the E&SC plan.
24. Please show the following note on the E&SC plan for the paved construction entrances: "A
minimum water tap of 1 inch must be installed with a minimum 1 inch ballcock shutoff valve
supplying a wash hose with a diameter of 1.5 inches for adequate constant pressure. Wash water
must be carried away from the entrance to an approved settling area to remove sediment. All
sediment shall be prevented from entering storm drains, ditches or water courses."[DM Chapter
5,WR-1]
25. Additional comments and/or conditions may be forthcoming due to the changes required.
26. The E&SC bond amount has not been computed at this time. It shall become a part of the whole
Water Protection bond amount.
Items B and C need to be completed before a grading permit can be issued for this project.
