[14-302 (A)(5)] All public drainage and SWM easements will need a deed of dedication. Staff with the Engineering Division will draft these deed templates once the plat is resubmitted to address comments for revisions needed to the actual plat. The templates will be returned to you during a future review once this plat is re -submitted. See Engineering Division comment #2 for further information. Rev. 1: Comment stands, see attached Engineering Division comments. Rev. 2: Comment stands, see attached Engineering Division comments. Response: Noted. Please provide when ready. 11. [14-312 (A)(3)] Please see attached VDOT comment #5 and Engineering comments. Road plans must be approved prior to final plat approval. Rev. 1: See attached Engineering Division comments. Rev. 2: Comment stands, road plans not yet approved. Response: Acknowledged. Please note, the plat has been updated to incorporate changes from latest Road Plan submittal. 12. [14-317] The revised plat now shows retaining wall easements crossing private lot lines. Retaining wall easements crossing private lot lines require approval and recordation of a maintenance agreement. A template for the private improvement maintenance agreement is attached. Please complete it and the corresponding checklist and submit with the next submittal. Rev. 2: Please be aware that a text amendment is going to the County Board of Supervisors to amend the requirements of this Code section on February 16, 2022. If the amendment is approved, a separate instrument for maintenance of the private improvements within private easements (in this case, the retaining wall easements) will no longer be required to be reviewed/approved by the County prior to plat approval. A note will simply need to be added to the plat. Please contact staff after February 16, and the exact language for the note will be sent to the applicant if the text amendment is approved. SWM facility and drainage easements will need associated deeds. The county will provide these when the plat is ready for final signatures. Please do not provide any deeds. Retaining walls that cross lot lines will need to be in an easement and have a maintenance agreement. The WPO and road plan showed walls crossing lot lines, but there does not appear to be an easement on this plat. Please ensure it is shown if necessary. Rev. 1: Easement shown. Rev. 2: It is engineering's understanding that SUB202000189 for the greenway was recorded and the deed book and page should be shown on this plat. Response: The greenway parcel (TMP 46-19B9) has been created and is shown throughout with the corresponding db/pgreference.
