Please find below our responses to review of the plat referenced above (Southwood Block 11 Plat). We
appreciate your comments and review. Included (below) are comments provided by Albemarle County with
responses (in red), accordingly:
[14-302(A)3] Existing or platted streets. The location, width and names of all existing or
platted streets and all other rights -of -way. Provide ROW for Hickory Street and DB Page
# of dedication that has already occurred with the Village 1 plat. Addressed. Street
information updated / labeled on sheet 2.
[14-302(A)5] Public easements. The location and dimensions of all existing and proposed
public easements outside of a street right-of-way. Existing easements shall be labeled
with the deed book and page number and the name of the public owner of record.
Proposed easements shall be labeled as "dedicated to public use." Show any public
easements on the plat. Addressed. Public easements added to the plat and annotated as
'dedicated to public use'. See Sheet 1 for tables, and sheet 2 for depiction and
annotation. Please note, certain easements not lying on the 'New Parcel 1' created on
this plat are addressed on the Subdivision plat for Blocks 9-11 submitted Feb. 23.
[14-302(B)1] Provide the date of last revision of the plat on future submittals of this plat.
Addressed.
[14-302(B)5] Zoning classification. The zoning classification of the property, including all
applicable zoning overlay districts, proffers, special use permits and variances. Update
reference to ZN1A # 2018- 03, which includes proffers. Addressed. See notes.
[14-302(B)8] Update reference to setbacks and provide applicable setbacks from the
code of development. Addressed. Site plan number added in notes; graphic setback
lines shown on sheet 2
