April 18, 2022 County of Albemarle I Community Development Department Planning Services RE: COMMENT RESPONSE to Review: SUB2022200010 Southwood Block 12 ROW & Lot Consolidation (BLA) Plat TO: Ms. Rebecca Ragsdale P 434.327.1689 www.timmons.com Please find below our responses to review of the plat referenced above (Southwood Block 12 ROW Ded. and BLA / Consolidation); we appreciate your comments and review. Included (below) are comments provided by Albemarle County with responses (in red), accordingly: [14-302(A)3] Existing or platted streets. The location, width and names of all existing or platted streets and all other rights -of -way. Provide ROW for Hickory Street and DB Page # of dedication that has already occurred with the Village 1 plat. Addressed. Hickory Street information updated and labeled on sheet 2. [14-302(A)5] Public easements. The location and dimensions of all existing and proposed public easements outside of a street right-of-way. Existing easements shall be labeled with the deed book and page number and the name of the public owner of record. Proposed easements shall be labeled as "dedicated to public use." Show any public easements on the plat. Addressed. Public easements added to the plat, annotated and labeled 'dedicated to public use'. See Sheet 1 for tag labels and sheet 2 for location and annotation. [14-302(B)1] Provide the date of last revision of the plat on future submittals of this plat. Addressed. [14-302(B)5] Zoning classification. The zoning classification of the property, including all applicable zoning overlay districts, proffers, special use permits and variances. Update reference to ZMA # 2018- 03, which includes proffers. Addressed. ZMA 2018-03 appears now in notes. [14-302(B)6] Add the second tax map parcel number to TMP information in notes section. Addressed. [14-302(B)8] Update reference to setbacks and provide applicable setbacks from the code of development. Addressed. Site plan number added to the notes (sheet 1) and graphical setback lines added on sheet 2. (Next) CIVIL ENGINEERING I ENVIRONMENTAL I SURVEYING I GIs I LANDSCAPE ARCHITECTURE I CONSTRUCTION SERVICES [14-303] Not provided on plat: C. Boundary lines. The exterior boundary lines of the property with bearings in degrees, minutes and seconds. Curvilinear data shall include radius, central angle, arc length, and tangent distance. All dimensions shall conform to the standards set forth in this chapter. Addressed. Boundary lines annotated on sheet 2. I. Bearing and distance ties. A definite bearing and distance tie between not less than two permanent monuments on the exterior boundary of the property and further tie to existing street intersection where possible and reasonably convenient. Addressed. Bearings and distances added on sheet 2 tie to the road and are the exterior of the boundary. VDOT Comments: 1. Please correct the dedication to County of Albemarle, not Commonwealth of Virginia. Addressed. 2. Approved road plans meeting SSAP, and in compliance with the VDOT Road Design Manual are required prior to plat approval. Site plan review matter. 3. Metes and bounds appear to be missing. Addressed.
