SUB20220026 — TMP 46-18D Two -Lot Subdivision Plat — Review Comments Mr. Langille, The plat has been revised to address the comments received on March 15, 2022 in accordance with the following: 1. [14-302 (A)(10)] TMP 46-18D is zoned RA Rural Area and has development rights. Please address the following: a. Add a note to Sheet 1 stating the number of development rights that TMP 46-18D currently has. RGA Response: Note 11 has been added. b. Please relabel and identify either New Parcel A or New Parcel B as the residue of TMP 46- 18D. RGA Response: Lot labels have been revised. Parcel B is now residue. c. Add a note stating how many development rights are being allocated to new Parcel A and New Parcel B. The note should be worded as follows: "Parcel [letter or number] is assigned [number] development rights and may/may not be further divided and when further divided these rights shall not comprise more than [number] acres. The residue of Tax Map/Parcel [numbers] is retaining [number] development rights and when further divided it shall not consist of more than [number] acres." RGA Response: Note 11 has been added. 2. [14-302 (B)(1)] Please add a date of last revision. RGA Response: Revision date has been added. 3. [14-303 (A)] Please revise the TMP number in the Statement of Consent to Division on Sheet 1. [14-302 (B)(5)] Please update note 5 so that it states that TMP 46-18D is located within the AIA Airport Impact Area, EC Entrance Corridor, and FH Flood Hazard Overlay Districts. RGA Response: Note 5 has been updated. 5. [14-302 (B)(10)] Add a note to Sheet 1 stating "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." RGA Response: Note added to sheet V1. 6. [14-303 (D)] Per comment #lb above, please revise the area summary on Sheet 2 so that it identifies either New Parcel A or New Parcel B as the residue of TMP 46-18D. RGA Response: Area calculations table on sheet V1 has been updated. Parcel B is now residue. 7. [14-303 (H)] In the legend on Sheet 2, please identify what the "VDH" monuments represent. RGA Response: Legend has been updated. Now says VDH where MON was. 8. [14-303 (I)] On sheet 2, please show a definite bearing and distance tie between not less than two permanent monuments on the exterior of the property and further tie to existing street intersection where possible and reasonably convenient. RGA Response: Multiple monuments are shown on the boundary of the original parcel. Note has been added to sheet V1 stating that irons are to be set at applicable property corners. Road intersections are shown on this plat. 9. [14-303 (F)] Note 12 on Sheet 1 states that "no new parcels are being created with this plat." However, the plat is being reviewed as a two -lot division that will create two lots out of the existing TMP 46-18D. Please explain/revise this note. Once this plat is recorded, New Parcel A and New Parcel B will be separate Tax Map Parcels. RGA Response: Note has been revised. Thank you for taking the time to review this plat.
