Subject: SDP202200006 — Hunters Hall Lot 3 SDP200600116 — Minor Site Plan Amendment
The Planner for the Planning Services Division of the Albemarle County Department Community Development will
recommend approval of the plan referred to above when the following items have been satisfactorily addressed. (The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County
Code.]
Review Comments:
1. [32.5.2(s)] Please add the application number SDP202200006 to the title on Sheet 1. Comment addressed.
2. [General Comment] Please add the Site Review Committee (SRC) signature panel (attached) to the cover sheet.
Comment addressed.
3. [General Comment] Add a date of revision.
4. 132.5.2 (j)(k)(1), 32.6.2(g)] Show all existing and any proposed easements. Any new easements required for water,
sewer, drainage facilities, or any proposed utilities will need to be reviewed, approved, and recorded prior to final site
plan approval. Please submit an easement plat application the County for review. The final site plan will need to be
updated so that all easements are shown and labeled identifying easement type, whether it's public or private, a width
dimension, and the recorded instrument with deed book and page number.
a. Please ensure to label all existing easements with their recorded instrument number.

5. [32.5.2(s)] Please include a reference to Minor Site Plan Amendment SDP200600116 in the "approved parking
calculations" table on the Cover Sheet. Comment addressed.
6. [32.5.2(b) and 4.12.61 Please revise the Parking Schedule on the Cover Sheet to include a calculation for the proposed
9,210 sf of gravel outdoor storage area. Please provide additional information based on the minimum number of parking
spaces for scheduled uses below.
a. Contractor's (construction office, shop, equipment storage and materials yard): one space per employee
assigned to work on -site plus one space per facility vehicle.
b. If the applicant does not think the proposed gravel area meets this parking calculation use type, please provide
additional justification for what parking calculation should be used for the 9,210 sq.ft. outdoor storage area
in accordance with Section 4.12.6 and 4.12.7.
c. Once all parking requirements are determined, please revise the Parking Schedule to include the total required
for the Warehouse, Office, and Gravel Outdoor Storage as a total amount of parking required. Currently, the
parking provided calculation does not appear to account for all uses.

7. [32.6.2(i)] Please count and label all existing parking spaces that will remain and ensure all parking minimums are being
met. Comment addressed.
8. [32.5.2(d)] Revise the note on the Cover Sheet that says Critical Slopes do not exist on the property. According to
Albemarle County GIS data a substantial amount of Critical Slopes exist on the property. Comment addressed.
9. [32.7.9.7 and 5.1.52] Storage areas must be fully screened by a planting strip, existing vegetation, berm, a solid wall or
fence, or a combination thereof. Please provide profile views and dimensions of the proposed fence to ensure adequate
screening.
a. It appears that there is adequate screening, but Staff recommends including a note that states "no
plantings within the existing tree line will be removed with this amendment' in the narrative or as a
callout on Sheet 3.
10. [32.7.9.7 and 5.1.521 Add the following notes:
a. The parts, materials and equipment stored in a storage area may not be stacked higher than provided screening.
b. No outdoor storage may be located within 50 feet of a residential or agricultural district.
c. The outdoor storage of recyclable materials, other than inert materials, at a recycling collection or recycling
processing center is prohibited. The outdoor storage of such inert materials must comply with the following:
i. No inert materials maybe stored within 100 feet of any agricultural or residential lot line.
ii. Trees and vegetation within 100 feet of any agricultural or residential lot line must be maintained as a
buffer to abutting properties.
