The site plan this goes with was distributed to you two days ago (4/23/18). This is the first parking reduction request. So please let me know if their request is missing anything that should have been included. Requested Standard: Requirements as per Section 4.12.6 of the Albemarle County Zoning Ordinance state Hotel uses require One (1)space per guest room. The Comfort Inn(SDP 201700070) is proposing 86 rooms;therefore 86 parking spaces A Parking reduction of 7%is requested,to reduce the required on-site parking spaces to 80. Considerations for allowing the requested parking standard: • Existing Parking: The existing parking for Bojangles on the adjoining parcel is often underutilized, due to the drive-thru aisle. In addition to the drive-thru the peak hours of parking vary between uses. Bojangles' primary traffic is generated during lunch (approx. 1pm), while the hotel peak hours are during AM check-in and PM check-out times. • Lot C: The adjoining Lot C has the capacity to provide additional parking as was exhibited in the approved 32-41D5-Parcel Layout Exhibit (10192017). The approved exhibit met the commercial SF required per ZMA200100020 (amended 2003-08-06) while including additional on-site parking. • C.O.D. Design: The development is intended to be mixed-use from a holistic approach, encouraging each block to supply its own parking as whole. According to the C.O.D., blocks III and VI may include shared parking between residential and commercial uses. Like Blocks III and VI, the inherent difference in time of occupancy between Bojangles and Comfort Inn would allow for a more efficient use of parking if shared. Page 1 of 2 In summary, we believe that it is evident that this site and design lends itself to a reduction in the parking requirements as set forth in Section 4.12.6 of the Albemarle County Zoning Ordinance. We see the requested reduction as a minimal request, and see the parking fitting into the mixed use goals of the Hollymead Towncenter Code of Development. Thank you for your consideration.
