Below please find responses for the comments received for 2nd Submittal for the above referenced
project.
3. [32.5.2(a)] Zoning Information
a) The special use permit information has been updated on sheet 4.
5. [32.5.1(c), 32.5.2(a)] Setbacks
c) The note on sheet 4 has been revised to state: ".....per the conditions of special use permit
SP202100003."
6. [32.5.2(b)] Parking schedule
a) Yes, the service bays shown on sheet 4 intended to be diagrammatic in nature. Existing roll up doors
will be used for ingress/egress.
b) Parking waiver not required. We are providing 34 parking spaces to meet the required minimum
parking requirements for 18 employees and 8 stalls.
7. [32.5.2(i)] Travelways
Sidewalk width has been reduced to+/-4.4' to provide 20 foot travelway along southern ingress/egress to
the site. Refer to sheet 4.
8. [32.5.2(s)] Circulation
A revised exhibit has been provided.
9. [32.5.2(n)] Shared use path
d) Permeable pavement has been specified for the 8 foot shared use path along Rt 29. Refer to sheet 4
10. [32.5.2(n)] Dumpster
a) Dumpster area will not be enclosed. The gate will remain closed until someone drives through it. The
intention is to keep the outdoor vehicle storage area secure. The gate has been moved further to the back
which will help with screening the dumpster location from the public view. Refer to sheet 4.
12. [32.5.2(b)] Impervious and paved areas
a) The provided acreage is proposed. Refer to sheet 4 & 5.
16. [32.5.2(a)] Abutting parcels
The use for TMP 45-106A has been revised to "commercial/retail".
21. The revised plans include the original date of drawing and the revision date(s) for each subsequent
version of the plan.

22. New fencing areas and a relocated keypad have been shifted to west. No off -site improvements are
proposed.
23. [32.6.2(j), 32.7.9] Landscape plan
a) Existing water line has been called out on the landscape and dimensioned from the
trees.
b) Plant schedule has been revised to be legible.
c) All light poles are shown on the landscape plan.
d) No trees will be removed as part of the project. The existing tree line has been added
to the landscape plan.
e) The planting material symbology has been extended to the building front. Refer to
sheet 4.
