Wade, C.L.S., dated May 12, 1970, of record in the Clerk's Office of the Circuit
Court of Albemarle County, Virginia, in Deed Book 473, page 391, and more
particularly described as 1.237 acres, more or less, shown on a plat entitled
"Plat Showing a Land Boundary Survey and Boundary Line Vacation of
Properties Owned by John L. Baber", made by Meridian Planning Group, LLC,
dated November 10, 2016, revised December 8, 2016, which plat is recorded in
the aforesaid Clerk's Office in Deed Book 4865, page 387;

Deed Book 4426 at page 253,•and by quitclaim deed and boundary line adjustment
dated July 10, 2018, of Steven Gregory Hughes and Jamie Kristina Ford Hughes, which
deed is recorded in the aforesaid Clerk's Office immediately prior to this deed.
Reference to the aforesaid deeds, plats and to the references therein
contained, reference is hereby made for a more particular description of the real-estate

JOHN L.BARER and KIMBERLY S.BABER,Grantors,and JOHN L.BABER,
Grantee,whose address is 5964 Jarmans Gap Road,Crozet.VA 22932,provides
WITNESSETH:
That for and in consideration of the sum of One and 00/100 Dollar,($1.00),cash
in hand paid,and other good and valuable consideration,the receipt and sufficiency of all
of which is hereby acknowledged,Grantors herein do hereby GRANT and CONVEY
with GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE unto the
Grantee,John L.Baber,the following described property:
All that certain tract or parcel of land,together with all the improvements
thereon and appurtenances thereunto belonging,lying on the northern side
of State Route 691 (Jarmans Gap Road) near Crozet in the White Hall
Magisterial District of Albemarle County, Virginia, designated on the
Albemarle County Tax Map as Parcel #05500-00-00-068CO3 and more
particularly shown and described as Lot 3 on a plat of Lots 1,2, 3 and 4
made by Warren F. Wade, C.L.S.,dated May 12, 1970, of record in the
Clerk's Office of the Circuit Court of Albemarle County, Virginia, in
Deed Book 473,page 391;being a portion of the property conveyed to the
Grantors herein by deed of Mary Jane Baber Johnson, Carole Jean Baber
Marshall,'and John L. Baber, being all of the devisees u/w of Mary C.
Baber, deceased, dated December 27, 2004, of record in the aforesaid
Clerk's Office in Deed Book 2895,page.369.
This conveyance is made expressly subject to all restrictions, easements,
reservations, and other matters contained in duly recorded deeds, plats, and other
instruments constituting constructive notice in the chain of title to the property which
have not expired by a time limitation therein contained or otherwise become ineffective.
This deed is exempt from recordation taxes pursuant to Section 58.1-811(D)
of the Code of Virginia,as amended.
